P3 Logistic Parks faced the challenge of developing a state-of-the-art logistics hub in San Pietro in Casale, near Bologna, Italy, that would not only meet the operational needs of high-profile tenants like FIEGE Logistics and Action but also set a new standard for sustainability and community integration. The site, a former industrial area, required extensive redevelopment to transform it into a modern facility while also addressing environmental concerns and providing tangible benefits to the local community.
P3 Logistic Parks designed and developed the P3 Altedo hub, a 38,000 m² facility that exemplifies innovation and sustainability in logistics real estate. The hub includes advanced features such as photovoltaic panels, energy-efficient lighting systems, and water systems using recycled rainwater. P3 also implemented extensive urban regeneration initiatives, including the creation of cycle paths, installation of electric vehicle charging stations, and a bike-sharing program for workers and the community. The project further strengthened sustainable transport by introducing a public bus line connecting the logistics center with nearby areas and offering free public transport season tickets to hub employees. Additionally, P3 invested in urban reforestation and revitalization of the surrounding area, contributing to a healthier environment and stronger local economy.
The P3 Altedo hub became fully operational in June 2024 with FIEGE Logistics as the first tenant, managing operations for Action, a rapidly growing Dutch retail chain. The hub received the BREEAM “Excellent” certification, highlighting its high standards in sustainability. The project created over 150 jobs, boosting the local economy and setting a benchmark for future logistics developments in the region. P3's successful collaboration with local authorities and businesses resulted in significant infrastructure improvements, particularly in sustainable mobility, making the P3 Altedo hub a model for the future of logistics real estate. The project demonstrated how private-public partnerships can drive economic growth while ensuring environmental responsibility, and it set a new standard for integrating logistics operations with community and ecological goals.
