P3 will develop a logistics platform of up to 125,000 m² in the new Plataforma Central Iberum Norte in Illescas

The asset, built on a 180,000 m² plot, will strengthen P3’s leadership in the Illescas logistics hub, offering turnkey, flexible, and high-volume spaces for one or multiple tenants

Madrid, April 9th, 2026 – P3, an investor, manager, and developer of logistics real estate in Europe, has acquired a 180,000 m² plot in Illescas (Toledo) to develop a logistics platform of up to 125,000 m². The announcement was made during the presentation of the new Plataforma Central Iberum Norte, which was chaired by Emiliano García-Page, President of the Junta de Comunidades de Castilla-La Mancha, and José Manuel Tofiño, Mayor of Illescas.

The event, marking the start of the development of this new logistics area, also featured representatives from key industry companies, such as P3 and DHL, who highlighted the strategic potential of the region—one of the largest and most important logistics hubs in the country, where P3 is already the main property owner.

The new project, named P3 Illescas Norte, is a turnkey, modern, and flexible development with expansion capacity and designed to adapt to the requirements of one or multiple tenants. It will include modules ranging from 11,000 m² up to 121,600 m², with up to 3,600 m² of office space, and will be equipped to host large storage and distribution centers with regional, national, and even continental reach.

The construction schedule will be activated in the medium term, once the needs of future tenants are defined, while urbanization and planning works will begin shortly. This operation has been supported by Urban CM as the urban developer and the law firm Pérez-Llorca.

Javier Mérida, General Director of P3 in Spain, notes: “With P3 Illescas Norte, we respond to the growing demand for large logistics platforms in the region from a prime location such as Plataforma Central Iberum Norte, destined to become one of the country’s major logistics hubs. This project reflects our commitment to large-scale, turnkey developments that are efficient and high-quality, designed to precisely meet the operational needs of each client”.

Next-generation logistics

The platform will incorporate sustainable and energy-efficient solutions, with renewable energy generation capacity of 10 kWp per 1,000 m², and aims to achieve BREEAM Excellent certification or higher. To this end, it will integrate LED lighting, photovoltaic systems and other technologies aimed at reducing environmental impact.

Additionally, the asset will have WELL Ready certification, ensuring high standards of comfort and well-being for occupants, and will be designed to High Risk 8 standards, allowing it to accommodate a wide range of goods with high fire loads.

From an operational standpoint, the configuration of loading docks and other technical specifications will be tailored to each client’s needs. In any case, it will feature large maneuvering areas and a clear height of 11.3 meters, ensuring high logistics performance.

P3 Illescas Norte: a new benchmark at Plataforma Central Iberum Norte

The asset will be located in Plataforma Central Iberum Norte, one of Spain’s most important logistics hubs. Situated in the third ring of Madrid’s Southern Corridor, just 40 minutes from the city center, the area offers exceptional connectivity via major highways and ring roads, such as the A-42, AP-41, and CM-41. P3 Illescas Norte is part of the fastest-growing logistics cluster in Iberia, particularly attractive for e-commerce and retail companies—with a strong presence of Asian firms—as well as 3PL operators and light industry requiring storage.

Illescas also benefits from a skilled workforce, a favorable administrative environment for urban developments, and multimodal infrastructure connecting the region by rail to the Port of Valencia, the main port on the Mediterranean Corridor and the fourth largest in Europe.

With this operation, P3 consolidates its leadership position in Illescas with its entire portfolio leased. The company currently owns six assets in the area, with a total leasable area of over 250,000 m², making it the largest logistics property owner in the region.
