Frankfurt am Main, Germany, 18 March 2026 – P3, a leading developer and long-term owner of logistics real estate in Europe, will realize its first build-to-suit project in Germany. In Bad Rodach, a state-of-the-art logistics property with a total lettable area of approximately 35,609 sqm is being developed for the long-established family-owned company Prodinger. The lease agreement has a term of ten years.
The project comprises the development of a logistics property on a greenfield site in Bad Rodach. The total lettable area is divided into 31,140 sqm of logistics space, 896 sqm of office space, 3,323 sqm of mezzanine space, and 250 sqm of additional usable space. The flexible design allows for subdivision into up to three separate units of approximately 10,000 sqm each, ensuring adaptability to future requirements.
The logistics park will be constructed in accordance with the latest technical standards. With a clear height of 12.0 metres, it offers optimal conditions for efficient logistics operations. Sustainability is also a key focus: the property is targeting a BREEAM “Excellent” certification and will feature a 1.0 MWp photovoltaic system, 100% energy-efficient LED lighting, and six electric vehicle charging stations. Lease commencement is scheduled for September 2027.

The location offers ideal conditions: with Prodinger’s headquarters in Coburg only around 15 kilometres away, Bad Rodach represents an optimal solution for the company’s expansion plans, both strategically and operationally. Prodinger is a long-established, owner-managed packaging and logistics company.
The Coburg/Northern Bavaria region is characterized by the presence of logistics service providers, retail and e-commerce companies, as well as automotive suppliers. The Nuremberg–Würzburg logistics market forms a functional corridor extending from the Nuremberg metropolitan region northwards to Würzburg, benefiting from excellent connectivity along the A3, A6, A7 and A73 motorways. This corridor supports efficient regional, national and cross-border logistics operations.
In the realization of the project, P3 was comprehensively advised by REALOGIS Deutschland, who played a central role from site analysis through contract negotiations to project development. The land acquisition was supported by CBRE Munich. Legal counsel for the land purchase was provided by FPS Rechtsanwaltsgesellschaft mbH & Co. KG.
