P3 to Develop New Flexible Small Business Units in Ostrava to Support Local Entrepreneurship

(Prague, 9 June 2026) – P3 Logistic Parks, a leading European developer and manager of industrial real estate, is preparing a new concept of business space within its modern logistics and industrial park, P3 Ostrava Central. The new Small Business Units (SBUs) have been designed as modular, highly flexible units tailored to the needs of a wide range of businesses, from local manufacturing and retail operations to last-mile logistics, e-commerce and service providers.

The new Small Business Units concept at P3 Ostrava Central offers an innovative solution for small and medium-sized enterprises, start-ups and established local businesses seeking modern, clean and functional premises. Thanks to their modular design, the units can be adapted to a variety of uses, including warehousing for e-commerce and last-mile logistics, workshops for craftsmen, light manufacturing and assembly operations, or attractive showroom space with direct customer interaction.

The development will enable businesses to efficiently combine warehouse or production space with office facilities and customer-facing areas, creating an ideal environment for growth and expansion.

MODERN TECHNICAL SPECIFICATIONS AND SUSTAINABILITY

The units, ranging from approximately 322 sqm to 1,178 sqm, have been designed with a strong focus on sustainability and operational efficiency. Technical specifications include an 8-metre clear height, floor load capacity of 5 t/sqm, flexible modular construction and infrastructure ready for the installation of heating and cooling systems.

Compared to standard market offerings, the SBUs will also be prepared for the easy installation of sprinkler systems, enabling a broader range of business activities. Each unit will include integrated employee facilities.

“The entire park benefits from a robust energy infrastructure with an electrical capacity of up to 20 MW, providing sufficient power for a wide range of business operations,” says Ondřej Hráský, Head of Construction at P3.

P3 places a strong emphasis on ensuring that its developments are not only functional but also highly sustainable. The Small Business Units project is therefore being designed in line with the principles of BREEAM Excellent certification.

“This commitment is reflected in features such as energy-efficient LED lighting, low-emission HVAC solutions, smart monitoring of energy and water consumption, electric vehicle charging infrastructure and biodiversity-supporting landscaping. These elements provide tenants with both operational savings and a more environmentally responsible business environment,” adds Ondřej Hráský.

Completion of the first units is planned for the first half of next year, subject to final permitting and the construction schedule.

P3 Ostrava Central is located within the regenerated industrial district of Dolní Vítkovice, at the intersection of the city’s major transport routes, Místecká and Rudná.
