Reus, 27 May 2026 – P3, an investor, developer and long-term manager of logistics real estate in Europe, has completed the re-urbanization works at P3 Reus, the largest logistics project currently under development in Catalonia. With the completion of these works, the 175,250m² plot located in sector H12 (Mas Sunyer) in Reus is now ready to begin the construction phase. As a result, P3 Reus is positioned as the largest ready-to-go logistics opportunity currently available in Catalonia for operators seeking major distribution solutions.
The work included the consolidation of six roadways, the execution of hydraulic infrastructure, and the development of a high-capacity electrical connection, all key elements to ensure the operation of a large-scale logistics hub. In total, the works have involved the movement of 176,600 m³ of soil, reflecting the scale of the project.
The future P3 Reus logistics platform will offer 111,250 m² of built area — equivalent to 15 football pitches — of which 107,850m² will be dedicated to warehousing and 3,400m² to office space. The asset will include 118 loading docks, a clear height of 11.5 meters, a total volume of 829,000 m³, and capacity to store up to 85,000 pallets. In addition, the project has been designed to be fully adaptable to the operational needs of the end user.
The completion of the works comes at a time of strong interest from major international logistics operators seeking to establish themselves along the Spanish Mediterranean corridor. In this context, P3 is currently in preliminary discussions with possible interested top-tier operators for the leasing of the asset, pointing towards a forthcoming agreement and reinforcing the positioning of P3 Reus as one of the leading destinations for large-scale logistics platforms in Southern Europe. Furthermore, the project benefits from an agile development schedule.

A platform designed to the highest sustainability and efficiency standards
In line with P3’s sustainability strategy, P3 Reus will be developed according to the company’s most demanding environmental and wellbeing standards. The asset will achieve BREEAM Excellent certification and WELL Gold accreditation, which recognizes the highest standards of comfort, health and wellbeing for workers. In addition, the park will incorporate a 1.1 MW photovoltaic installation and LED lighting throughout the site, reinforcing its energy efficiency and sustainability commitment.
The warehouse will be built with a high load-bearing slab, wide maneuvering yards, and multiple access points, aiming to optimize operational flows and improve logistics efficiency. The design of the asset will also allow full adaptation to the specific requirements of the end operator, with up to 8 MW of electrical grid available.
Reus, at the heart of the Mediterranean Corridor
P3 Reus is located in sector H12 (Mas Sunyer) in Reus, in the heart of the Mediterranean Corridor, one of Spain’s two major logistics axes and a key gateway for goods entering and leaving Europe. The asset is just five kilometres from Reus Airport, nine kilometres from the Port of Tarragona — Spain’s deepest port — and less than an hour from Barcelona, with direct access to the AP-7, A-2 and A-7 motorways.
According to the report Logistics Competitiveness of Tarragona, prepared by the Institute for Careers, Innovation in Logistics & Supply Chain (ICIL) in collaboration with P3, the region is consolidating its position as one of Southern Europe’s emerging logistics hubs. Its main competitive advantages include energy availability, access to skilled labour, and lower operating costs compared with other established logistics markets such as Barcelona, Zaragoza or Guadalajara.
In this context, the availability of large-scale logistics land in strategic multimodal distribution locations has become a scarce, high-value asset. P3 Reus is currently the only opportunity of this size available in Catalonia.
