P3 Błonie attracts new tenants

Warsaw, 17th June 2026 – P3 Logistic Parks, a long-term investor, developer and manager of European logistics properties, has signed two lease agreements at P3 Błonie. The combined area of both contracts totals nearly 11,250 m². The tenants are Esperanza, operating in the consumer electronics and home appliance segment, and Arka, a distributor of household chemicals and cosmetics. 

Esperanza is a Polish company and one of the leading manufacturers and distributors of consumer electronics, IT accessories and home appliances. Under a build-to-suit agreement, the company has leased 7,676 m² of warehouse space in building DC18, which will be designed and built to its individual specifications. The facility will serve as a central distribution hub. The transaction was advised by Triflow. 

Joining Esperanza in building DC18 is Arka, a distributor of household chemicals, cosmetics and hygiene products serving retail chains, wholesalers and the e-commerce channel, with a portfolio covering leading FMCG brands. The company has leased 3,571 m² of warehouse space. The transaction was brokered by Knight Frank.

“P3 Błonie has maintained its position as one of Poland’s key logistics hubs for years, and tenant interest reflects that. Market data confirms it: according to the JLL report summarising 2025, the Warsaw region generated gross take-up exceeding 1 million m², placing it among the three most active warehouse markets in the country. The park’s location on the A2 motorway and national road 92, just 27 kilometres from Warsaw city centre, gives tenants direct access to the region’s largest consumer market and the main transport corridors towards western and central Europe. The new transactions in building DC18 show that the park continues to attract companies from a range of sectors, looking for both build-to-suit facilities and ready-to-use Class A space.” 

Sustainable Solutions 

Building DC18, like all other facilities at P3 Błonie, is designed to meet the highest technical and environmental standards and is targeting a BREEAM Excellent certification. Its specifications include, among others: 

  • reinforced roof structure, ready for the installation of photovoltaic panels 

  • PIR core panels with better insulation performance 

  • energy-efficient LED lighting with an automatic DALI control system 

  • electric vehicle charging stations 

  • plantings of native tree and shrub species around the development. 

Strategic Location near Warsaw 

P3 Błonie is located 27 kilometres west of Warsaw, at the junction of national road 92 and the A2 motorway, which forms part of the European transit route E30. The park currently comprises 18 buildings with a combined 365,529 m² of modern warehouse and logistics space, serving more than 30 companies from the 3PL, e-commerce, FMCG and manufacturing sectors. Building DC18 still has 9,799 m² of warehouse space and 682 m² of office space available for lease.
