Milan, 22 June 2026 – The logistics property in Ferentino, owned by the GIANO Fund, fully subscribed by P3 and managed by Savills Investment Management SGR S.p.A., has been officially inaugurated.
The 68,113 sqm asset was developed by P3 and will be managed by the company on behalf of Action, the fast-growing Dutch discount retail chain. Engineering 2K acted as the General Contractor for the project.
The site occupies a highly strategic location in the province of Frosinone, at the heart of Central Italy’s manufacturing and distribution network. Ferentino is one of Lazio’s leading logistics and industrial hubs, benefiting from excellent transport connections, including immediate access to the A1 Milan–Naples motorway and close proximity to Rome’s Grande Raccordo Anulare (GRA), which can be reached in approximately 40–50 minutes.
The new warehouse has been developed in accordance with the highest sustainability standards and has achieved BREEAM Outstanding certification, with a score of 90.9%, one of the highest ratings available under the internationally recognized environmental assessment standard.

This collaborative approach will continue into the second phase of the project, with a further 70,000 sqm available for the development of modern, highly sustainable warehouses capable of meeting our clients’ most advanced operational efficiency requirements.”
