P3 completes construction of its logistics platform in Zigoitia and reaches the final phase of leasing

With more than 29,000 m² already leased, the asset has only its last two modules of up to 14,000 m² available, consolidating its position as the most in-demand logistics platform in the Basque Country

Vitoria, April 16, 2026 – P3, a long‑term investor, manager and developer of logistics properties in Europe, has completed construction of its logistics platform in Zigoitia (Álava). This asset strengthens Vitoria and its surroundings as a strategic logistics hub in northern Spain, offering a state‑of‑the‑art logistics platform prepared for nationwide distribution.

With a total area of 43,027 m², the project has attracted significant interest in the regional market, already reaching an occupancy rate of 70%. Specifically, more than 29,000 m² are leased to key customers, while only the last two modules — totaling 14,000 m² — remain available. P3 is currently in discussions with potential tenants for the remaining space. These leasing advances highlight the appeal of this type of logistics platform and consolidate P3 Zigoitia as one of the most important logistics developments in the Basque Country in recent years.

Tenants include Transnatur, which will occupy 8,500 m², and an international operator that will operate in the 20,200 m² module. Both transactions demonstrate the asset’s ability to attract companies seeking modern, efficient facilities that meet current operational and sustainability requirements of supply chains.

These leasing transactions were advised by CBRE’s Bilbao office, as well as Savills from its Madrid office, and the law firm Herbert Smith Freehills Kramer. Leasing is being handled by CBRE and AZET.

Javier Mérida, General Manager of P3 in Spain, explained: “The completion of P3 Zigoitia marks a key milestone and reaffirms our commitment to developing top‑tier logistics assets in Spain. The rapid leasing, with 70% of the space already rented before delivery, reflects the demand for Grade A facilities that combine efficiency, sustainability and a strategic location like Zigoitia. The remaining 14,000 m² represent a unique opportunity for operators looking to scale up their operations along the northern corridor of the peninsula.”

For his part, Enrique Cuevas, Head of Industrial & Logistics in Bilbao at CBRE, emphasized: “The leasing of P3 Zigoitia reflects the strength of the logistics market in the Basque Country and Vitoria’s strategic role on the northern axis. In this case, there is also a change in demand trends: it no longer comes primarily from the automotive sector as has been customary in recent years, but from operators expanding their capacities and even from companies newly establishing themselves in the territory.”

Finally, Alejandro Izquierdo of AZET concluded: “The market response demonstrates the strength of Vitoria‑Gasteiz as the most dynamic logistics hub in the Basque Country and the interest of operators in high‑quality properties like the one developed by P3 in Zigoitia, the leasing of which we are pleased to support.”

A cutting‑edge logistics platform

P3 Zigoitia has been designed as a versatile asset, with modules divisible from 5,800 to 20,200 m² to accommodate different types of logistics operations and business needs. Its strategic location, with direct access to the AP‑1 and A‑1 and proximity to major industrial centers and ports, facilitates optimization of distribution flows, reduced transit times and increased operational efficiency.

The platform stands out for its sustainability and safety features. It holds a BREEAM Excellent certification, has LED lighting throughout the site and a photovoltaic installation of up to 428 kW, ensuring high levels of energy efficiency, a significant reduction in carbon footprint and lower operating costs for tenants. In addition, the asset is designed to accommodate High Fire Risk type 7, enabling the safe storage of goods with high fire loads.
