New logistics development by P3 in Castel Gabbiano (CR). Savills IM SGR appoints WCG – World Capital Group with an exclusive leasing mandate

Milan, 6th of may 2026 – Savills IM SGR, as the management company of the Giano Fund, whose investor is a vehicle of the P3 Group, announces the launch of a new development in Castel Gabbiano (CR), Lombardy, one of the most dynamic and strategic logistics markets in Italy.

P3 Logistic Parks is a leading pan-European investor in logistics real estate and, for the Giano Fund, will act as development advisor for this project.

The initiative involves the construction of a next-generation logistics facility of over 22,000 sqm, designed to meet the needs of national and international operators focused on operational performance, sustainability and distribution flexibility.

The asset has been exclusively entrusted to WCG – World Capital Group for commercialization.

The new building will feature a clear height of 12 metres, 26 loading bays, a truck parking area with 12 spaces, and modern, customizable office areas. The property will be BREEAM Excellent certified, confirming P3’s commitment to developing efficient, sustainable assets that help reduce tenants’ operating costs.

The project is part of a broader strategy aimed at delivering state-of-the-art logistics platforms in prime locations, supporting the growth and evolution of supply chains in one of Italy’s main logistics corridors.

“Castel Gabbiano represents a concrete solution for operators rethinking their distribution networks in Lombardy,” said Christian Motola, Head of Asset Management Italy at P3 Logistic Parks. “This development has a clear objective: to offer modern, efficient and sustainable spaces, ready to support the growth of 3PL operators, retailers and e-commerce players seeking flexibility, optimized operating costs and a strategic location between Milan, Bergamo and Brescia. Discussions are already underway with interested operators, and the project can accommodate customized solutions based on specific logistics requirements.”

“We are truly grateful for the trust placed in us with this exclusive mandate,” said Andrea Faini, CEO & Founder of WCG. “This appointment further strengthens our position as a reliable and leading partner in the sector. We are confident that this asset will not only meet the growing market demand but also contribute to enhancing the local area thanks to its sustainable design.”
