Developer purchases 160,000 m² plot for construction of large-scale warehouse

Milan, 18th July 2023 - P3 Logistic Parks, a developer, owner and manager of high-quality pan-European logistics real estate, continues its expansion strategy in strategic locations across Italy with its second greenfield development in the Veneto region, at the Zitac Logistics District in Cittadella (PD), where a warehouse will be built on an area of 160,000 m², with GLA of up to 86,325 m².

 

The new facility will be designed with maximum flexibility to meet the needs of future tenants. Strategically located only 25 minutes from Verona, 30 minutes from Padua and 40 minutes from Treviso, the site lies at the intersection of the Mediterranean and Baltic-Adriatic logistic corridors. The location benefits from direct access to the new Superstrada Pedemontana Veneta motorway, linking Vicenza and Treviso through the Bassano del Grappa tollgate, 10 minutes away.

 

The plot allows for the construction of large warehouses, in a region where there is a clear shortage of land for logistics within the already consolidated Padua market; a sort of 'strategic hub in the north-eastern region between Padua, Venice, Vicenza and Treviso.

 

It is home to numerous major businesses in the technology and manufacturing sectors and, thanks to its proximity to major ports and airports, Cittadella is the ideal location for companies wishing to expand and optimise their logistics activities in Italy, and also look to neighbouring northern and eastern European markets.

 

The warehouse shall meet the needs of operators of all sizes, allowing both intensive warehousing and a high flow of goods, thanks to its flexibility and the availability of a crossdock, capacity for more than 82 loading bays, more than 100 car parking spaces and over 65 truck parking spaces. The warehouse will be designed with an under-beam height of 12 metres, in accordance with the requirements of the BREEAM sustainability framework for a rating of ‘Excellent’, including a photovoltaic roofing system (solar panels).
