P3 Abrera achieves the highest BREEAM score ever awarded in Spain across all asset classes

Madrid, Spain 17th February – P3 Logistic Parks (“P3”) is proud to announce that P3 Abrera has achieved BREEAM Outstanding certification with a score of 97.76%, the highest score ever awarded in Spain across all asset classes.

This landmark achievement positions P3 Abrera as the most sustainable building certified by BREEAM in Spain to date and sets a new benchmark for industrial refurbishment projects nationwide.

Located in a prime logistics hub in Catalonia, P3 Abrera is a refurbished ~21,000 sqm state-of-the-art logistics asset, originally constructed in 2001, that has undergone a comprehensive transformation to deliver exceptional environmental performance while meeting the highest operational standards for modern occupiers.

A benchmark for sustainable refurbishment

The Outstanding certification demonstrates the enormous potential of industrial building refurbishment as an effective way to reduce the environmental impact of the real estate sector. The project has delivered measurable and meaningful sustainability outcomes, including:

  • 100% operational CO₂ emissions savings

  • 100% reduction in non-renewable energy consumption

  • 41.26% reduction in energy demand

  • 62.76% reduction in water consumption

  • 97.10% recovery of construction waste

  • More than 3,500 m² of green areas without irrigation

These results reflect P3’s long-term commitment to embedding sustainability into both new developments and refurbishment projects, safeguarding asset value while supporting tenants in achieving their own decarbonisation goals.

A collaborative achievement

The success of P3 Abrera was made possible through close collaboration between P3 and its partners, including general contractor CBC, with its sustainability, wider production and technical office teams, alongside INEL and PGI.

Javier Mérida, General Manager of P3 Spain, said:

“Achieving the highest BREEAM score ever recorded in Spain is a tremendous milestone for P3 and a clear demonstration of our sustainability ambitions in action. P3 Abrera proves that refurbishment can be just as impactful as new development when it comes to decarbonisation and environmental performance. This project reflects our strategy to future-proof our portfolio while delivering best-in-class space and experience for our customers.”

Celia Martinez, Sustainability Director of CBC, added:

“We are extremely proud to have partnered with P3 on this exceptional project. Reaching a 97.76% BREEAM score required rigorous planning, technical innovation and a strong commitment from every team involved. P3 Abrera showcases how industrial refurbishment can achieve the highest environmental standards while maintaining operational excellence.”

Raising the bar for logistics real estate in Spain

P3 Abrera now stands as a national reference for sustainable logistics real estate. The project aligns with P3’s broader ESG strategy, which prioritises energy efficiency, renewable energy integration, reduced embodied carbon and enhanced biodiversity across its European portfolio.

By combining operational excellence with measurable environmental impact, P3 continues to support the logistics sector’s transition toward more sustainable, resilient and future-ready infrastructure.
