P3 Logistic Parks grows together with clients
Bratislava| February 20, 2023 - In 2022, P3 Logistics Parks, a leading developer and long-term owner of logistics properties in Europe, successfully extended the leases of eight tenants who simultaneously expanded their premises, based on expansion plans.
These renewals and expansions accounted for approximately 70% of all new contracts. The deals included IHLE and MX Logistika, which added space in the newest hall of P3 Bratislava D2 park, near Lozorn. Elsewhere, Packet and CS Cargo expanded their premises in P3 Žilina. CS Cargo also extended its space in the Košice park.
Currently, there are 40 tenants in P3‘s Slovak portfolio, with four newcomers added last year. Among these is the Slovak production company, Frame Film, which chose a hall in park P3 Bratislava D2, as a location for the remake of the horror film, The Strangers, produced by movie giant, Lionsgate.
Peter Jánoši, Managing Director of P3 Slovakia says: “Large-scale halls in logistics parks can have a wide variety of uses, which we always seek to communicate to the public. Cooperation with a tenant active in the entertainment industry was a completely new experience for us. We had to check how quickly we could respond to the demands of this segment.”
Flexibility and the associated ability to rapidly respond to the needs of tenants is one of the competitive advantages that creates P3's long-term relationship with customers. The company currently rents space in its six Slovak parks, totalling an area of almost 500,000 m², which has grown by approximately 21,000 m², year-on-year.
Behind this increase is the completion of the newest hall, DC7B, in P3 Bratislava D2, near Lozorn, into which expanded two long-term tenants of the park: IHLE, a European wholesaler of car tires and rims, and MX Logistika SL, which is a distribution warehouse for the MÖBELIX chain of furniture stores. MÖBELIX is the largest tenant of P3 in Slovakia.
Jánoši adds: “With IHLE, we have completed the third relocation within P3 Bratislava D2. We were also there when MX Logistika SL expanded its operations into new markets during the 15 years of our collaboration.”
Today, IHLE rents an area of 6,700 m², and with the latest relocation, it expanded its leased area in the P3 park by approximately one third. The company MX Logistika SL, on the other hand, does business in the park near Lozorn in up to three halls on a total area of 69,000 m². Last year alone, it expanded its leased area by more than 23,000 m², of which 13,500 m² is in the newest hall, DC7B. It is also one of the most modern logistics properties of quality level A, now also certified to BREEAM “Very Good” level.
Jánoši comments: “We build modern and sustainable properties that meet the strictest criteria. But it's not just about the criteria; we try to bring something extra to our offering, which helps not only a business in the given premises, but also supports an atmosphere in which people feel comfortable. As proof that we are on the right path, experts from the ASB Gala 2022 architectural poll named us 'Developer of the Year ' in the field of industry and logistics.”
During 2022, P3 also brought innovations to other parks within its Slovak portfolio. For example, in the city-business park P3 Bratislava Airport, the developer has completed a sports and relaxation zone and is soon to open an event hall with the tenant and operator company, PALK, which also operates the Pálfy Mansion with the Viajur winery. The Selaví store selling this will be located at the entrance of the hall from 1st March.
As part of its continuous development plans for 2023, P3 is focusing strongly on the region of Košice and Prešov, where it sees great potential for growth. Considering the planned investments announced by the government, it will become a very attractive location for logistics properties.
