P3 Echt is a multi-modal location ideally suited for land, air and sea logistics. The Eindhoven Airport and Barge Terminal Born are 60 km (45 min) and 10 km (11 min) away respectively. The park features excellent visibility from the A2 motorway (Belgium - Eindhoven) and quick connections to Dusseldorf (51 min) and Cologne (75 min). There is an available labour force in the area. This Outstanding BREEAM-NL certified site was completed in 2021.

The highway network is well connected to neighbouring countries and was ranked as the best in Europe by the World Economic Forum in 2019. The Netherlands shares borders with Germany and Belgium.
P3 park Bedburg leží uprostřed trojúhelníku tvořeného městy Kolín nad Rýnem – Düsseldorf - Aachen a má mimořádně dobré dopravní spojení z jihu na sever i z východu na západ. Dálnice A61 (2 km) a A4 (15 km) spojují Bedburg s Kolínem nad Rýnem, který leží asi 40 km na jihovýchod. Dálnice A46 a A61 spojují Bedburg s Düsseldorfem, který se nachází asi 38 km severně. Shora vypadá objekt jako písmeno „E“. Má tři křídla cca 120 metrů dlouhá, přičemž v přízemí každého křídla jsou kanceláře. Dvě vnější křídla jsou asi 32 metrů široká, střední křídlo je asi 45 metrů široké. Budovu lze rozdělit do osmi samostatných sekcí. Byla postavena v roce 2001.
