The park's biggest tenant, MD logistika, recently renewed the lease on its warehouse and office unit for a further six years, underscoring the attractiveness of the area and customers’ satisfaction with the services P3 provides. In a few months, P3 PragueHorní Počernice will be able to offer an additional 30,000 m² (of planned 70,000 m²) of new space suitable for large production and storage facilities as well as small- and medium-sized units that can serve as retail stores or showrooms.
"Despite the high demand and, consequently, high occupancy rates in logistics parks in the area around Prague, we are able to offer clients both warehousing and much sought-after office space," reported P3 Country Head for the Czech Republic Tomáš Míček.
His words have been corroborated by one of the new customers at P3 Prague Horní Počernice – ComGate, a Czech company that specialises in providing all-inclusive logistics services for small e-shops. The firm will occupy over 1,500 m² of warehouse and 150 m² of office space in Building D1. The deal will bring the total size of its storage space in the Czech Republic and Slovakia to more than 5,000 m². ComGate has chosen P3 Prague Horní Počernice mainly because of its location. The firm will use its new building to provide fulfilment services, including the storage of goods, order completion and distribution to end customers in Prague and Central Bohemia. ComGate, which employs over 300 workers, had a turnover of over CZK 420 million last year. Its clients include the likes of Škoda Auto, Floorwood, and Real Geek.
The logistic park as business centre
Because of its excellent location and infrastructure, P3 Prague Horní Počernice
is rapidly becoming a sought-after business centre. Companies that have offices at the park include BITO Skladovací Technika
CZ s.r.o., FIEGE s.r.o., and HORNBACH. Many firms have also established head offices at the park. Last year, for example,
BARVY A LAKY HOSTIVAŘ, an established Czech paint producer, moved there after spending 79 years at its previous site. Despite
its long ties to the area around its former head office in Prague, BARVY A LAKY HOSTIVAŘ decided to relocate to a new state-of-the-art
office and warehouse space at P3 Prague Horní Počernice, as the location is easily accessible for the majority of its
business partners.
The other new customers in the park include AUTODROM MOST and Sport-Press. The former, which leases 153 m² of office space in Building B2, organises domestic and international motorcycle, car and truck races, endurance races and, most recently, a rally sprint race. Sport-Press organises automotive and other events, runs a state-of-the-art graphic studio and publishes sports books and magazines. The firm has its head office at P3 Prague Horní Počernice where it currently leases 272 m² of space.
Showroom, florist and veterinary clinic

nine countries," said Míček, adding, "This park is unique both for customers and the local community. It offers a broad
range of retail services, including a giant electronics showroom, a floral wholesaler and a veterinary clinic run by the Pet
Center chain. We strive to promote cooperation between individual occupiers and, as a result, many of them provide others
with services. Our goal is to ensure that our clients have just about everything they need at their fingertips."
P3 Prague Horní Počernice is located just 15 minutes from downtown Prague, near Exit 3 on Highway D10, which connects Prague with Mladá Boleslav and provides an important link to Germany. Centrum Černý Most, one of the biggest shopping centres in the Czech Republic, is located 1.5 km from the facility. It is easily accessible by public transport from the Černý Most subway station and features seven bus stops. A railway station is less than a kilometre from the park.
Additional space on the horizon
In addition to P3 Prague Horní Počernice, P3 has warehouse space available in the nearby P3 Prague D8
park and the rapidly expanding P3 Prague D11, where the construction of a second warehouse recently began. The total lettable
area at P3 Prague D11
will be over 155,000 m², one third of which will be completed by the end of this year.
