P3 Logistic Parks acquires 62,300 m2 warehouse development in Herkenbosch

Delivery of high-end distribution center, P3 Herkenbosch, planned for Q4 2024

Amsterdam | 1st February 2024 – With the acquisition of a development asset located in an established logistic park in Herkenbosch, the Netherlands, P3 Logistic Parks adds another asset to its Dutch portfolio. The long-term owner, investor, and developer of European logistics properties has acquired the project from Solidiam N.V., a residential, office, and logistics developer. P3 Herkenbosch is expected to be delivered by the fourth quarter of 2024.

In line with its growth strategy, P3 Logistic Parks has signed another forward-funding deal to acquire a high-end warehouse and office development in the Netherlands. The asset is located in an established business cluster in Herkenbosch, comprising a mix of office, logistics, and semi-industrial buildings. Located next to highway N570 and close to A73, the area is well connected and in close proximity to Belgium and Germany.

The construction of the high-end development is planned to start in Q1 2024. Upon completion in Q4 2024, P3 Herkenbosch will consist of a total gross leasable area of 62,341 m2, including a 55,540 m2 warehouse, 3,098 m2 office and a 3,703 m2 mezzanine space. There is a focus upon energy performance, with LED lighting, a water management system, bicycle parking, and the option to install photovoltaic panels. P3 Herkenbosch is striving to achieve a BREEAM certification of “Excellent” for sustainability.

The construction has already started, and we are in advanced discussions to lease out part of the building. The transaction with P3 indicates continued investor interest in the logistic market. P3 was advised by Dentons on the transaction with Uijthoven Vastgoedadvies acting as the broker of the deal. Solidiam N.V. was advised by Rechtstaete. Goldbeck B.V. has been appointed as general contractor for P3 Herkenbosch.

Including this newly acquired site, P3 currently owns and manages eleven logistics sites across the Benelux, rented out to clients such as Lidl, Fresh Solutions Netherlands B.V., Jumbo, Yamato, Karl Rapp and Cargotech.
