P3 extends its lease agreements for P3 Łódź City III

Warsaw, 18th February 2026 – P3 Logistic Parks, a long-term investor, developer and manager of European logistics properties, has extended its two lease agreements for a total of nearly 10,000 m². The tenants, who are staying at P3 Łódź City III for longer, are SBS and Fileder. 

One of the extended agreements covers the area of 6,738 m² at P3 Łódź City III, including 6,597 m² of warehouse space and 141 m² of office space, all used by SBS. The central warehouse, which is fully adapted to the company's needs, is used for  a country-wide distribution of sanitary, heating and installation products. SBS is Poland's largest sales network in this market segment, bringing together over 90 partner wholesalers and 180 retail outlets across the country. The transaction was brokered by BNP Paribas Real Estate. The other tenant, Fileder, is a UK-based supplier of high-end water filtration systems. The company has extended its lease agreement for 2,027 m², including 1,889 m² of warehouse space and 138 m² of office space. The warehouse in Łódź is Fileder’s distribution centre for all European markets.

P3 Łódź City III is a modern logistics and production park located on Maratońska Street in Łódź, approximately 7 kilometres west of the city centre, just 1.7 kilometres from the entrance to the S14 route and 5 kilometres from W. Reymont Airport. This location makes it an attractive place for both distribution and manufacturing companies. The entire park offers 34,000 m² of space and is currently fully commercialised.
