P3 Develops State-of-the-Art P3 Berlin Airport Park with 89,550 m² of Total Rental Space

Frankfurt am Main, Germany, September 16, 2025 – P3, a leading developer and long-term owner of logistics properties in Europe, announces the successful acquisition of a strategically located 166,000 m² plot in Berlin-Schönefeld. A state-of-the-art logistics park with a total rental space of around 89,550 m² will be developed on the site. Completion is scheduled for the fourth quarter of 2026. The seller of the land is a joint venture between May & Co. and Pflugfelder.

The new P3 Berlin Airport Park will be designed with flexible layouts suitable for both logistics and production uses. The total rental space is divided into 79,722 m² of logistics space, 3,456 m² of office space, and 6,078 m² of mezzanine space. The concept allows for subdivision into up to eight separate units, catering to diverse tenant requirements.

The logistics park will be built to the latest technical standards. With a clear height of twelve meters and a floor load capacity of seven tons per square meter, it provides optimal conditions for efficient logistics processes. A total of 80 loading docks and eight ground-level gates ensure smooth goods handling. For employees and visitors, 690 car parking spaces will be available, along with 80 truck parking spaces for heavy goods vehicles.

A special focus is placed on sustainability. The logistics park is aiming for a BREEAM “Excellent” certification and will feature numerous environmentally friendly solutions such as energy-efficient LED lighting, e-charging stations for electric vehicles, and smart metering systems for optimized energy management.

The location impresses with its strategic position: just 5 kilometers from Berlin Brandenburg Airport (BER) and ideally connected to the A10 and A13 motorways (approx. 5 km), it offers ideal conditions for national and international logistics services. In addition, its proximity to Berlin provides access to one of Germany’s largest consumer markets. Construction is set to begin in the fourth quarter of 2025, with completion scheduled for the end of 2026. All units of the flexible complex are currently still available.

For the transaction, P3 worked with renowned partners: Arcadis Germany GmbH (technical due diligence), EBB Ingenieurgesellschaft mbH (water, noise, and traffic assessments), HPC AG (geotechnical survey), Hyphen A GmbH (architectural planning), and Gowling WLG (legal advice). The overall architectural concept of the project development was designed by SCHEMAA scheib mainz architekten GmbH from Essen.
