P3 Italy to build 24,000m² warehouse in prime Milan location

Milan, 3rd November, 2022 - P3 Logistic Parks, an investor and developer of high-quality logistics properties in Europe, announces the acquisition of an important 50,000m2 site in the municipality of Calvenzano, which strategically strengthens its presence in east Milan.

The project will involve the construction of a warehouse of 24,300m2 that can be divided up to include dedicated office space, featuring a height under beam of 12 metres and 24 loading bays.

The new development will expand P3’s presence in east Milan, which currently consists of the Brignano Logistics Park, built in 2016, in which important logistic companies are already established. The location is in a strategic position, just six minutes from the A35 motorway and 12 minutes from the A58 "Tangenziale Est Esterna di Milano" junction, which connects the A4 and A1 motorways, allowing access to the entire Milan Metropolitan Area in 30 minutes.

P3 develops prime logistics facilities which reduce environmental impact and comply with the highest international standards. In fact, all new buildings are certified as BREEAM Excellent, a leading global sustainability standard. The project in Calvenzano will also include a photovoltaic system (solar panels) on the roof, electric vehicle charging stations, and LED lights. The building is a flexible, modular design which can meet the needs of one or more customers.

P3 acquired the entire development area from Officine Mak, a company that since 2003 has been exclusively dedicated to residential, commercial and logistic real estate, with a focus on redeveloping disused areas.

Andrea Amoretti, Managing Director of P3 Italia, said: "This location represents an unmissable opportunity for the market, as it allows us to reach in a very short time the three most important industrial cities in northern Italy; the BREBEMI axis of Brescia, Bergamo, Milan. We see it as an ideal location for our customers in the e-commerce, retail, pharmaceutical and third-party logistics sectors, who wish to implement their activities by being part of a well-established and leading industrial hub. We are grateful to our local partner for their constant support from the first steps of the project".

Daniele Consonni, CEO of Officine Mak, said: "The sale of the site to a world leader in logistics such as P3 Logistic Parks, which meets the very high standards in all fields, testifies to our focus upon operating according to the objectives of sustainability and reduction of environmental impact. In just a few months, thanks to Andrea Amoretti and Giuliano Casale of P3 and the firm GB & Partners, we concluded the operation and collaborated on the development of the project. This is a significant example of how Officine Mak is able to work with its partners effectively and efficiently, as we do with private individuals and local administrations to redevelop urban areas throughout Italy".
