Madrid, 26th October 2022 - P3 Logistic Parks, a pan-European property investor, developer and owner of logistics real estate, is finalizing the speculative development of a 26,000 m² logistics asset at the Central Iberum platform, in Illescas.
The construction project, commissioned to Itercon, began in June and is in its final phase, with completion scheduled for early next year. Companies interested in the warehouse will enjoy early access from January.
Located at the Iberum Central Platform in Illescas, one of the main logistics hubs in the central region of the Iberian Peninsula, the new asset has a total surface area of 44,000 m². Of this, more than 26,000 m² will be occupied by a logistics warehouse and office space. The remaining area will be used for more than 107 parking spaces. The warehouse will have a clear height of 11 metres, 23 loading bays and a floor loading capacity of five tons per-square-meter.
This new logistics asset developed by P3 has been designed to meet the BREEAM ‘Excellent’ quality standard, which is a demanding accreditation that guarantees its sustainability credentials. As such, the entire site will be equipped with LED lighting and have a photovoltaic installation (solar panels) supplying 50 kW.
Javier Mérida, General Manager of P3 Spain, said: "Illescas is one of the leading logistics hubs in southern Europe. We know this warehouse is a high quality asset, thanks to its location and sustainable design. It joins the six other facilities we already have in this location, which are occupied by leading companies in their respective sectors".
Illescas, a strategic location
The Iberum Central Platform benefits from an outstanding location, barely 40 kilometers from Madrid, at the heart of the central logistics corridor and with direct connections to the A-42 and the AP-41 highways.
With the speculative development of this warehouse, P3 Logistic Parks reinforces its commitment to Illescas, which is a key area thanks to its importance for national logistics and strategic position in the central logistics corridor, and key connections to the Mediterranean corridor. These characteristics demonstrate why companies such as Amazon, Airbus, Correos, Michelin or FM Logistic are already present in this area.
