A resource-efficient and modern new building is planned on the site with a hall area of almost 27,000 m² plus around 900 m² of office space and approx. 3,200 m² of mezzanine space, as well as a height of 12.50 meters below the edge of the truss. In line with P3's sustainability goals, the property is expected to achieve a BREEAM rating of "Very Good." High-efficiency water systems and LED lighting systems with motion sensors will reduce water and electricity consumption. To preserve the natural habitats of flora and fauna, the property features high-quality greening measures as well as a near-natural retention pond designed as a wetland biotope. Of the total site area of almost 64,000 m², around 15,000 m² of wooded area will be retained. In addition, ten e-charging stations will be installed in the parking lot.
The site is located 40 kilometers from Nuremberg in an excellent location directly at highway junction 52, via which the A6 can be reached in less than two minutes without passing through a city. Only a few kilometers further on, the A6 joins the A7 at the Feuchtwangen/Crailsheim interchange. A bus stop within five minutes walking distance provides an optimal connection to the Ansbach train station and the national public transport.
