(Prague, September 15, 2025) – The Pilsen Region, one of the most industrially oriented in the Czech Republic, represents the country’s second-largest industrial real estate market. It also currently offers the second-highest vacancy rate, giving potential tenants an advantage — more choice and the opportunity to negotiate the best possible conditions. What are they most interested in? Beyond move-in dates, there’s growing attention to creating an attractive work environment.
In Western Bohemia, the automotive sector has a strong presence, and thanks to the D5 motorway and proximity to the German market, logistics thrives here as well. “For companies looking for new premises, the Pilsen region is one of the most advantageous locations thanks to its accessibility, pricing, and high-quality infrastructure,” says Jan Andrus, Head of Leasing and Business Development at P3 Logistic Parks. There are many projects in the region still in the planning or permitting phase, while relatively few are currently under construction. However, the higher vacancy rate means companies can move into existing halls. “If spaces on the market are flexible enough for tenants to adapt them to their needs and modifications can start without delays, that’s a major advantage,” adds Andrus.
The industrial developer P3 Logistic Parks operates two parks in the Pilsen Region, with two halls currently available for lease. “At P3 Plzeň Myslinka, 11,720 m² is available for immediate occupation. At the same time, we can deliver another 29,469 m² of warehouse or production space within nine months of signing a contract since we already have both the project and all necessary permits ready,” he explains.
Sustainable Building Standards and Supply Chains
Another parameter that companies now take into account when choosing industrial premises is their sustainability. Especially for those trading with international partners, the requirements for reducing carbon emissions are crucial. Industrial developers not only reflect this trend but also set new standards in the field. For example, all completed halls in the already mentioned P3 Plzeň Myslinka park meet the BREEAM Excellent building certification standard.
The reasons why they achieved certification include LED lighting that minimizes light pollution, insulated docks and high-quality insulation, and the use of rainwater for toilet flushing. All these features contribute to energy savings and a more environmentally friendly approach. “We design roofs with the possibility of installing solar panels in mind. For construction, we use environmentally friendlier building materials that have a minimal long-term impact on the surrounding environment. Part of the sustainable approach is also the preservation and revitalization of the surrounding greenery, respecting the local plant species composition. Our Myslinka park is interesting because three generations of buildings will stand next to each other, and each new generation represents a significant step forward in ecology and sustainability compared to the previous one,” says Ondřej Hráský, Head of Construction at P3.
A Pleasant Working Environment Is Gaining Importance
Employment in the Pilsen Region has long been high, so it is not surprising that people who will work in these industrial halls are also at the center of selection criteria. There is strong demand for labor, and in the competition for workers, even small details — such as the working environment — can be decisive. “The trend of wellbeing has moved from offices to warehouses and production halls. Therefore, equipped break rooms and the overall working environment are becoming increasingly important,” says Andrus and continues: “Our Myslinka park is located in a quiet part of the village, right on the edge of a forest. We wanted to preserve nature and a harmonious environment in the park, so we planted a lot of greenery and built an outdoor workout area. The pond, which serves as a rainwater retention basin, also creates a visually pleasant feature.”
After the first two halls were built in the P3 park in Myslinka near Pilsen, the companies WM Logistic Nýřany, ALLLOG Consulting, and ICOM Transport moved in immediately. The area offers spaces suitable for light production and logistics, mainly thanks to its proximity to the D5 motorway and the nearby rail terminal for container transport. Six minutes away, in Nýřany, is the P3 Plzeň park, enabling synergies such as expanding operations from one park to another, sharing resources, and cooperation between the two locations.
