P3 completes the transformation of its first asset in Spain and leases the Abrera logistics platform

The facility has been converted into a state-of-the-art logistics centre and is located in Barcelona’s first logistics ring, one of the areas with the lowest availability in Spain

Barcelona, 18th December 2025 – P3, a pan-European investor, developer and manager of logistics real estate, has completed the leasing of P3 Abrera even before construction works have been finalised. The space has been let to a logistics operator specialising in integrated solutions for the automotive sector. The transaction was advised by Savills, with legal support provided by Hogan Lovells.

Located in Barcelona’s first logistics ring, the asset sits on a 45,181 sqm plot and comprises a 20,308 sqm warehouse and 899 sqm of office space. The building offers a fully open-plan layout, with only a single row of intermediate columns. In addition, the property features a clear height of 11 metres, a 33.5-metre-deep yard, 17 loading docks and 14 at-grade access doors, providing maximum functionality for large-scale logistics operations.

P3 presented a comprehensive refurbishment and redevelopment plan for the asset, with the aim of transforming an obsolete facility into a state-of-the-art, energy-efficient logistics centre aligned with the evolving needs of today’s operators. The building is currently in the process of obtaining BREEAM Outstanding certification, the highest possible rating, ensuring the highest standards of energy efficiency. It is also WELL Ready, prepared to achieve WELL Gold certification. In addition, P3 Abrera complies with fire protection regulations for high-risk storage (level 8).

Abrera, at the heart of Barcelona’s logistics hub

The asset is located just 30 km from Barcelona, within the city’s first logistics ring, a highly strategic area. It benefits from direct access to the A-2 and AP-7 motorways and is close to Josep Tarradellas Barcelona–El Prat Airport and the Port of Barcelona. In addition, the property offers quick access to the recently opened section of the B-40, which connects Abrera with Terrassa and links the main logistics corridors of the Llobregat and Vallès areas, enhancing mobility and operational efficiency.
