Madrid, 6th November 2025. -P3 Logistic Parks ("P3"), one of the leading pan-European investors, managers and developers of logistics real estate, has awarded the lease of its P3 Ontígola asset, on a co-exclusive basis, to the real estate consultants Estrada & Partners and Cushman & Wakefield. The property, which is now available for occupation, is located in Ontígola (Toledo), one of the most important logistics hubs in southern Europe.
P3 Ontígola is an 'A' category logistics asset, recently built and suitable for both warehousing and light production operations. It sits on a 35,451 m² plot and has a gross lettable area (GLA) of 21,145 m², distributed in an open-plan and flexible space, including 1,071 m² of office space.
The building has a clear height of 11.7 metres, a 31.65-metre deep manoeuvring bay, 21 loading bays and a fire prevention system that complies with Medium Risk Level 5 regulations. The complex offers 212 parking spaces and electric vehicle chargers.
In line with P3's commitment to sustainability, the asset will have energy certification B and a BREEAM Very Good rating, as well as a 50 kWp photovoltaic installation, with the aim of reinforcing its energy efficiency and reducing its carbon footprint.

Ontígola is located in the province of Toledo, just 35 minutes from the centre of the capital and 40 minutes from Adolfo Suárez Madrid-Barajas Airport. It has excellent connectivity and visibility, including frontage to the A-4 motorway and direct access to the R-4, as well as links to the AP-36 and the A-40, which connect the southern axis of Madrid with the Mediterranean Corridor.
The locality forms part of a consolidated regional distribution cluster that hosts a wide variety of sectors, from retail to 3PL operators and distribution companies. Companies such as Inditex and DHL already operate in the area and have established high-capacity facilities there.

The company currently has a portfolio of 35 logistics assets, with a GLA of 946,000 m², 43,000 m² under construction and 285,000 m² of land for future development. It has a solid customer base and a strong presence in the Central Zone, Catalonia, the Basque Country and Valencia.
