P3 and Prodinger Celebrate Groundbreaking for 35,609 sqm Build-to-Suit Commercial Property in Bad Rodach

Frankfurt am Main, Germany, 22 September 2026 – P3, a leading developer and long-term owner of commercial real estate in Europe, and the Prodinger Group today celebrated the official groundbreaking for their joint commercial development in Bad Rodach. The project marks P3’s first build-to-suit commercial property in Germany and will provide a total lettable area of approximately 35,609 sqm for Prodinger, a long-established packaging and shipping company.

The project comprises the development of a state-of-the-art commercial property in Bad Rodach. The total lettable area consists of 31,140 sqm of commercial space, 896 sqm of office space, 3,323 sqm of mezzanine space and a further 250 sqm of ancillary space. The flexible concept allows the property to be divided into up to three separate units of approximately 10,000 sqm each, enabling it to accommodate future requirements.

The property will be built to the latest technical standards. With a clear height of 12.0 metres, it will provide optimal conditions for efficient operations. Sustainability is also a key focus: the property is targeting a BREEAM “Excellent” certification and will feature a 1.0 MWp photovoltaic system, 100% energy-efficient LED lighting and six EV charging stations. The lease is scheduled to commence in September 2027.

Sönke Kewitz, Managing Director P3 Germany, says: “Together with the Prodinger Group, we are delivering a tailor-made commercial property that meets the highest standards of flexibility and efficiency. Prodinger has an impressive heritage, and we are delighted to play an active role in shaping the company’s future at its Bad Rodach location.”

Moritz Arendt, Senior Development Manager at P3, says: “The support of our local partners and the continuous dialogue with Prodinger have been key to the swift implementation of the project. In Bad Rodach, we are creating a modern commercial property that combines economic performance with a high level of environmental responsibility.”

Markus Ettlin, CEO of the PRODINGER Group, says: “The new logistics centre in Bad Rodach is one of the Prodinger Group’s most significant projects in recent years. With this modern and conveniently located facility, which has been tailored precisely to our requirements, we are making our logistics operations fit for the future. Consolidating our locations and using state-of-the-art technology will significantly improve productivity and quality. Ultimately, everyone will benefit: our customers, our suppliers and our employees. My thanks go to our partners at P3, the City of Bad Rodach and the Coburg District Economic Development Agency for their constructive cooperation.”

Tobias Ehrlicher, First Mayor of the City of Bad Rodach, says: “The start of construction on this commercial development marks a milestone for our municipality. P3 and Prodinger are demonstrating how future-oriented construction can be successfully implemented. We are delighted with the rapid progress of the project and would like to thank the entire team for the consistently constructive and focused collaboration.”

The location offers ideal conditions for the project. With Prodinger’s headquarters in Coburg just around 15 km away, Bad Rodach represents an ideal solution for the company’s expansion plans from both a strategic and operational perspective.

The Coburg/Northern Bavaria region is characterised by a strong presence of logistics service providers, retail and e-commerce companies, as well as automotive suppliers. The Nuremberg-Würzburg logistics market forms a functional corridor extending from the Nuremberg metropolitan region northwards to Würzburg, benefiting from excellent connectivity via the A3, A6, A7 and A73 motorways. The corridor supports efficient regional, national and cross-border logistics operations.
