Warsaw, 1 October 2026 – P3 Logistic Parks, a long-term investor, developer and manager of logistics properties in Europe, has started construction of the first warehouse building at its new P3 Gliwice logistics park in Upper Silesia.
The speculative development will offer 39,971 m² of space, with approximately 1,900 m² planned for offices and staff amenities. The project will allow prospective tenants to expand by a further 58,967 m² under one roof, bringing the park’s total planned lettable area to nearly 100,000 m². The park is being developed on a 19.2-hectare site acquired by P3 late last year. Once completed, it will be one of the few big-box facilities in the region available for immediate occupation.

The building has been designed to the highest standards for logistics and light industrial operations. It will offer a clear height of 12 m and a floor load capacity of 7.5 T/m². The facility is designed for a fire load exceeding 4,000 MJ, with a sprinkler system compliant with NFPA 13.
The development is being delivered in line with P3’s sustainability strategy and will achieve BREEAM Excellent certification upon completion. The facility will feature advanced building management systems (BMS) meeting the latest market standards, alongside energy-efficient LED lighting with DALI controls. Electric vehicle charging stations will be installed outside the building, while substantial reserve electrical capacity will accommodate tenants with high power requirements.
P3 Gliwice is located in Upper Silesia, west of the Katowice conurbation, with a direct road connection to an A4 motorway junction. The location also offers convenient access to the A1 motorway and proximity to the Gliwice-Sośnica interchange, one of Poland’s key transport hubs, making it an attractive base for both domestic distribution and international trade. The 19.2-hectare site will accommodate a modern warehouse and office complex with a total planned lettable area of up to 100,000 m², offering environmentally sustainable logistics space tailored to businesses of different sizes.
