12 ha site in Persan with direct access to A16 and N104.
Project developed by Linkcity and SEMAVO, under a CPI agreement with P3
Construction by Bouygues Industries starting October 2025, completion November 2026
Paris, 5th October 2025 – P3 Logistic Parks (“P3”), a long-term investor, manager and developer of high-quality logistics assets in Europe, announces the acquisition of a 12-hectare site in Persan (Val-d’Oise) to develop P3 Persan, a 44,000 m² class A logistics platform. Strategically located with direct access to the A16 motorway and connected to public transport via the Persan-Beaumont train station, this new site will strengthen P3’s presence in the Greater Paris logistics corridor.
Strategic location in Northern Paris
Persan is a prime logistics location, situated just 35 km from Paris-Charles de Gaulle Airport, 40 km from central Paris, and 20 km from the Saint-Ouen-l’Aumône / Cergy / Éragny cluster. Only 8 km north of the Francilienne (N104), the site enjoys smooth connections to the A1, Roissy-CDG and the main Parisian road networks, as well as to international routes toward Belgium and the Netherlands via Beauvais, Amiens and Dunkirk.
A future-ready logistics facility
P3 Persan has been designed to meet the latest user standards. The building will target BREEAM Excellent certification and integrate sustainable solutions such as rooftop solar panels. It will be divisible into three units (19,000 m², 12,400 m² and 12,400 m²), each with dedicated offices and charging facilities. A specific 2,000 m² unit for hazardous materials will complement the offer, providing additional flexibility for specialized storage needs.
Construction is already being launched speculatively and will be delivered in Q4 2026.A collaborative development
A collaborative development
Linkcity and SEMAVO carried out all studies and the procedures required to obtain administrative and environmental authorizations. Today, P3 is acquiring this ambitious real estate project. Construction will be entrusted to Bouygues Construction teams.
Adrien Beuriot, Managing Director of P3 France, commented:
“P3 Persan perfectly illustrates our collaboration with Linkcity and SEMAVO to develop a high-quality project located in a strategic area that combines logistics with retail, hospitality, and food service opportunities. Alongside our recent acquisition in Courthézon, this development confirms P3’s strategy of selectively acquiring and developing assets in Europe’s most attractive logistics zones, in order to build a resilient, future-oriented portfolio.”
Frédéric Delabie, North-East Director of Linkcity, commented:
“This high value-added project for the Persan area demonstrates Linkcity’s commitment to local economic priorities. Integrated into the Haut Val d’Oise business park, it meets a real demand for logistics space and reflects the collective dynamic driven by SEMAVO and Linkcity, which P3 has now joined through this acquisition.”
In this transaction, Linkcity and SEMAVO were advised by A26, B27, C&L Notaires, and D.ACT Notaires Pantin. P3 was advised by Screeb, LPA Law, Agence Brut, HPC Envirotec, and Airelles Environnement.
P3 in France
This new development in Persan follows P3’s recent operations in France, including the signing of long-term leases in the Rhône Valley (Saint Quentin Fallavier and Saulce-sur-Rhône) and the acquisition of a 56,000 m² logistics asset in Courthézon (Vaucluse).
P3 currently manages a portfolio of 18 assets in France, totaling 633,000 m², with an occupancy rate of nearly 97%. The French portfolio includes strategically located platforms along the logistics backbone, serving a diversified customer base across retail, e-commerce, industry, and 3PL logistics.
