In addition to its development pipeline, P3 currently has a strategic, pan-European land bank, ready for the development of up to 1.8 million m
2 of new logistics space in A-Class locations.
2018 has seen P3 come into its own as a brownfield expert, particularly in Germany where over 75% of its 300,000 m
2 pipeline is the redevelopment of existing property to create state-of-the-art warehouse space, a trend driven by the scarcity of greenfield sites in the country brought about by Government development restrictions. A good example is the 128,000 m²
P3 Kamen park in the Ruhr, the company’s largest redevelopment project in Germany, Phase 1 of which (43,500 m
2, with 80% pre-let) is due for completion around the time of Expo Real. Other German brownfield redevelopment projects include the 30,000 m²
P3 Dreieich park (near Frankfurt) and the 40,000 m²
P3 Bedburg park (in the Cologne-Düsseldorf-Aachen triangle).
Promoting the company under the banner of “Dynamic. Development. Delivered.”, P3’s 30-strong Expo Real team will also be ready to talk to visitors on its stand B2.300 about: the company’s extensive track record of recent Build-to-Suit completions for major logistics occupiers, many turned around within six months; its entry into the urban logistics specialisms; and its commitment to sustainable development, one year on from its announcement at Expo Real 2017 about joining the
UN Global Compact (1
st logistics warehouse developer in the world to do so).
