P3 Logistic Parks leases its largest German park in Kamen to TEDi

With a total area of approximately 130,700 m², the P3 Park Kamen is the largest brownfield project of P3 Logistic Parks in Europe. Now the long-term owner and developer of logistics real estate has signed a 10-year lease with the non-food retailer TEDi for the second construction phase of the park with about 84,000 m² of usable space. P3 was advised on the lease by the consulting firm Logivest. BNP Paribas Real Estate acted in an advisory and mediating capacity for the tenant TEDi.

This means that the currently largest logistics park in P3's German portfolio is already fully let before completion. The first construction phase with five halls and 46,700 m² is 80 percent occupied by Arvato SCM Solutions and 20 percent by Flaschenpost. Since the first quarter of 2019, the second and larger part of the park with approximately 84,000 m² of usable space has been under construction. The 12-meter-high halls will be built in three units, each with storage space of between 18,000 m² and 33,000 m², by the end of 2020. TEDi will gradually move into the three units from November 2020 in parallel with the construction work.

With the new development of the commercial and logistics space in Kamen, P3 is making much better use of the location. The resource-efficient halls have been designed in accordance with the DGNB Gold Standard in a sustainable manner and are equipped with, among other things, a heat-efficient outer shell and sensor-controlled LED lighting. The property combines state-of-the-art technologies with recycled old materials, which can be found, for example, in the paved ground. The processing of contaminated soil and materials beyond German standards was monitored by an external, globally active team of experts. Overall, the logistics hall is now 100 percent free of polluting material and thus completely recyclable in its dismantling.

The rapid leasing success enables us to implement individual customer requirements in the shortest possible time and to complete the hall a few months ahead of the originally planned date. This also clearly underlines the attractiveness of the eastern Ruhr area as a logistics hotspot”.

As part of the eastern Ruhr area, Kamen belongs to the district of Unna. The logistics centre is in the immediate vicinity of the Kamener Kreuz junction, where the A1 for north-south traffic and the A2 for east-west traffic intersect, and the Dortmund and Düsseldorf airports.

Dr. Uwe Liedtke, First Alderman and town planner of the town of Kamen: “This project development has enabled us to reactivate around 25 hectares of brownfield land on Henry-Everling-Strasse, formerly used for commercial and industrial purposes and also for logistics, and to put it to a new use without having to use agricultural land outside. The city of Kamen has accompanied this development and created the legal framework for this by drawing up a new development plan. An essential prerequisite was the construction of the new intersection on the elevated road in order to ensure that traffic development is as conflict-reduced as possible. In addition to the creation of well over 1,000 jobs on Henry-Everling-Strasse, it is worth noting that the new logistics property of the TEDi company was directly connected to the "Zollpost" industrial estate and that the majority of truck and car traffic can be handled through it in future. The "Zollpost" is directly connected to the motorway 1 via the traffic light junction. Further large-scale developments in the logistics area in Kamen are not planned in the near future due to the effects on the transport network and are not even possible because there is no space available for them within the city limits. Every new job is an essential component for the economic development of the entire region”.
