The long-term owner and developer of logistics properties P3 Logistic Parks and Makita Werkzeug GmbH have concluded a five-year lease agreement. After completion from mid-October, the battery and power tool manufacturer will rent 16,651 m2 of space in the complete second construction phase at P3 Park in Obertraubling near Regensburg. P3 was advised by Jones Lang LaSalle (JLL) on the lease. BNP Paribas Real Estate acted as an intermediary for the tenant. DLA Piper provided legal advice to P3 on the conclusion of the lease agreement.

As one of the world's leading manufacturers of hand-held power tools and at the same time one of the largest producers of battery-powered tools, Makita is using the new logistics center in Obertraubling to set up its own logistics strategy to meet future requirements and create further important storage capacity for the company. Decisive factors for the Obertraubling logistics location were the geographical location and the modern design of the property.

P3 Park Obertraubling, for example, is located 120 km from both Nuremberg and Munich and thus in an excellent location in the booming region of Eastern Bavaria.”

Makita Werkzeug GmbH has been represented in Germany with its own sales office since 1977. For more than 100 years craftsmen and industry around the globe have relied on Makita and benefit from one of the world's largest lithium-ion battery systems. In addition to the main headquarters in Ratingen, Makita is represented by its own Makita service centers in Berlin and, from autumn 2020, also in Hamburg, as well as by a comprehensive sales network in Germany.

After completion, the P3 Park Obertraubling will have a total area of 38,000 m². The first construction phase of the park with two rental units has already been 75 percent leased to Euro Pool System since July. The second and final construction phase with more than 16,000 m² of usable space will be completed and handed over to Makita in mid-October. The property is divided into ultra-modern logistics areas and an office wing, has a headroom of 10 metres and will be fully equipped with LED lighting. The building complex also has 16 dock levellers, including two jumbo levellers and two ground-level gates. To create a more pleasant working climate and to preserve the natural habitats of flora and fauna, a near-natural retention basin was created on the entire site in addition to higher-quality greening measures.

The P3 Park Obertraubling is located in the south of Regensburg. Obertraubling is 5 km from the A3 Frankfurt-Vienna motorway and offers quick access to the A93 Munich-Berlin and A6 Prague-Pilsen. The region is regarded as a European transport hub with connections to rail and inland waterways and is particularly suitable for manufacturing companies in trade and industry with a strong logistical orientation.
