P3 Italy reaches 1 million m² milestone

Milan, 12 November 2025: With occupancy close to 100% and 770,000 m² under management, P3 continues to grow. The company specialises in long-term investment, development, acquisition and management of logistics properties and has a widespread presence in the country with new projects and 450,000 m² ready for future development. 


Globally, despite ongoing economic uncertainties, the structural trend in the logistics real estate sector remains solid. P3's ability to maintain high occupancy rates and deliver robust operating performance underscores the Group's resilience and long-term strategic vision, which continues to focus on sustainable growth, operational excellence and disciplined capital management to create lasting value for stakeholders.


P3 ITALY, PROJECTS


The P3 Calvenzano (BG) project, covering over 25,000 m², has been fully leased to a global leader in the sector. The warehouse is strategically located just 5 km from the A35 - Caravaggio (BreBeMi) exit, a key junction that quickly connects Brescia, Bergamo and Milan, with the Lombardy capital just 40 km away. 

Recently, P3 also announced the successful leasing of the second warehouse within the P3 Altedo logistics park in the province of Bologna. P3 has also started work on the third 35,000 m² warehouse, which will be available in Q3 2026. This is a particularly strategic location, close to the Bologna ring road and two minutes from the A13 Bologna-Padua motorway exit.


Other projects in progress include P3 Cittadella (PD), where a logistics warehouse is being built on an area of 160,000 m², with a GLA of 74,582 m². The warehouse has been fully leased to a 3PL operator. A site with great potential thanks to its unique characteristics of size and absolute flexibility, located in a strategic position - just 25 minutes from Verona, 30 from Padua and 40 from Treviso - it benefits from direct access to the new Pedemontana Veneta motorway connecting Vicenza and Treviso via the Bassano del Grappa toll booth - 10 minutes away. 


Last June, the GIANO fund, fully subscribed by P3 and managed by Savills Investment Management SGR S.p.A., purchased an area of over 50,000 m² in Castel Gabbiano (CR) for the launch of a new 22,000 m² logistics development. The site is located in a highly strategic position in the heart of Northern Italy's production system, in the immediate vicinity of the Milan metropolitan area, with direct access to the A35 motorway (BreBeMi).

Another deal for the GIANO fund in Treviglio (Bergamo), where a new logistics development has been announced following the acquisition of an 18,840 m² site. Located in the manufacturing heartland of northern Italy and adjacent to the Milan metropolitan area, this logistics development also enjoys direct access to the A35 motorway (BreBeMi). The site is approximately 30 minutes from Milan Linate Airport (45 km) and 35 minutes from Milan (50 km), offering excellent accessibility for logistics and commercial activities. It is also only 15 minutes from the A4 motorway junction, ensuring efficient regional and national connectivity. 


The partnership with ALIS - Associazione Logistica dell'Intermodalità Sostenibile (Association for Sustainable Intermodal Logistics) continues. This is a very important association that connects all the different players in the sector and maintains an open and proactive dialogue with the public administration, with the aim of evaluating business synergies and commercial opportunities, in a constant dialogue towards the definition of a shared strategy for sustainable development.
