The long-term owner and developer of logistics properties P3 Logistic Parks and Euro Pool System have signed a long-term lease agreement for 10 years. The supplier of reusable packaging for fresh produce has been renting 15,700 sqm of space - around three-quarters of the first construction phase - at P3 Park in Obertraubling near Regensburg since mid-March. DLA Piper legally advised P3 on the conclusion of the lease agreement.
Euro Pool System offers producers, transport companies, processors and retailers reusable crates for fresh and packaged food. A reliable and fast delivery of the reusable packaging to the trading partners as well as the shortest possible transport routes in accordance with the company's sustainability strategy are decisive for business success. For this reason, Euro Pool System decided to expand its logistics capacities with the use of the P3 Park Obertraubling. The property is located 120 km from Nuremberg and Munich in each case and thus at a strategic logistics hub in the booming region of Eastern Bavaria. In addition to storage and delivery, Euro Pool System intends to use the space to maintain and clean the produced reusable systems.
When completed, the P3 Park Obertraubling will have a total of 38,000 m² of usable space. The first construction phase, which P3 completed on schedule in October 2019, comprises two rental units in one hall with a total area of almost 22,000 m² and a headroom of 10 meters. Since mid-March, 15,700 ² of this space has been let to Euro Pool System (75 percent). The rental units have 15 ramp gates and two ground-level gates. In the second construction phase, two further rental units in a hall with a total of 16,000 m² are planned. These are scheduled for completion in October 2020.
Like Euro Pool System, P3 also pays special attention to sustainably developed logistics real estate. For the park in Obertraubling, P3 also used recyclable building materials from local construction companies in order to build as environmentally friendly as possible and keep the CO2 footprint low. In addition, highly efficient water systems and LED lighting systems with motion sensors reduce water and electricity consumption.
The P3 Park Obertraubling is located in the south of Regensburg. Obertraubling is 5 km from the A3 Frankfurt-Vienna motorway and offers quick access to the A93 Munich-Berlin and A6 Prague-Pilsen. The region is considered a European traffic hub with connections to rail and inland waterway networks and is particularly suitable for manufacturing companies in trade and industry with a strong logistical orientation.
