Bratislava| 9 January 2024 - P3, a leading developer, investor, and long-term owner of industrial real estate in Europe, delivered strong results in 2023. In Slovakia, P3 concluded 14 new lease agreements last year, totaling almost 57,000 m² of warehouse space. Of these agreements, approximately 41% were lease extensions.
In Slovakia, P3 currently owns six parks with a total area of almost 500,000 m², which are leased to a total of 40 different tenants. During 2023, the company welcomed three new tenants to its premises, including waste reduction specialist, Správca zálohového systému, which opened a transit warehouse in P3 Žilina park, and will soon start operations in a similar warehouse in P3 Košice park. Newcomers have also joined P3 Senec park, where the largest electricity and gas supplier in Slovakia, ZSE Energia, has leased more than 4,000 m² space to store photovoltaic panels and charging stations for electric vehicles. Meanwhile, a major player in central European logistics, ESA Logistika, leased an area of 13,500 m².
Peter Jánoši, Managing Director of P3 in the Czech Republic and Slovakia said: "The arrival of new tenants is a great sign for us. With our P3 parks, we are ready to respond almost immediately and to expand warehouse space according to the tenant's needs, which is especially appreciated by long-term tenants with expansion plans."
Lease extensions and expansions accounted for approximately 41% of total leased area in 2023. The most recent lease extension was by long-standing tenant DHL, which extended its lease for another ten years at P3 Bratislava Cargo. In addition, the logistics company, C.S.CARGO Slovakia, extended its lease in P3 Žilina park, and also expanded in the east of Slovakia with a lease agreement for an additional 2,700 m² of warehouse space in P3 Košice park. Furthermore, two leases in P3 Senec park were also extended by the transport and logistics company DSV Solutions Slovakia, and by Dokument Logistik, which is a leader in the field of management and storage of paper and electronic documents.
Peter Jánoši added: "As a result of the macroeconomic situation in our country and around the world, last year we saw a slight slowdown in the market compared to 2022, which was mainly reflected in the longer closing time of individual projects and leases. This was mainly related to the appetite of companies who prefer long-term, sustainable quality space and partnerships, and not simply cheaper leases. ESG and further investment in green solutions, such as the implementation of photovoltaic panels in selected Slovak P3 parks, remains a key focus for P3."
P3 builds modern and sustainable properties of the highest quality which aim for at least a BREEAM certification at "Excellent" level for environmental friendliness. In addition, P3 introduces innovations in industrial real estate that naturally connect our assets to city life, such as at the P3 Bratislava Airport urban-business park, where a unique concept was created last year. It was brought to the park by the tenant PALK, which operates the Pálffy Manor and the VIAJUR winery in Svätý Jur. PALK opened the “Oldtimer Gallery - Museum of Veterans” in P3’s park, where more than 80 historic vehicles from the "Made in Czechoslovakia" era are exhibited on two floors, in an area of more than 1,400 m². The museum also includes premises suitable for organizing corporate events of up to 1,500 people.
As part of further development plans, P3 will focus on further expanding its parks during 2024, while also identifying promising new locations across Slovakia.
