Flaschenpost rents 9,042 m² in P3 Kamen logistic park

Long-term, owner-developer of European warehouse property, P3 Logistic Parks, has signed a new rental agreement with the beverage supplier Flaschenpost for more than 9,000 m² in the logistics park P3 Kamen. The first of two construction phases of what is currently the largest logistics park in P3's German portfolio is now fully let.

The beverage supply start-up has signed a five-year contract. Logivest, a consulting firm specializing in logistics real estate, advised the owner during the rental process. Savills was responsible for advising and mediating the tenant. The hall was already moved into at the beginning of September. The resource-efficient halls have been designed sustainably in accordance with the DGNB Gold Standard and are equipped, among other things, with a heat-efficient outer shell, sensor-controlled LED lighting and water-saving technologies.

Sönke Kewitz, Managing Director P3 Germany, comments: “We are very pleased that we have won Flaschenpost as a tenant for the initially speculatively constructed hall areas in Kamen and can thus support the start-up in its nationwide expansion.”

P3 Kamen logistics park is one of the 17 locations from which the Münster-based company is currently active in Germany. In North Rhine-Westphalia alone, Flaschenpost is currently represented with ten warehouse locations. Flaschenpost delivers around 60,000 crates a day with up to 150 vehicles per location.

Gero Hippke, Head of Expansion at Flaschenpost, said: “After Bochum, Duisburg, Dortmund, Essen and Bottrop, with Kamen we are opening our sixth warehouse location in the Ruhr area. The location fits strategically very well, so we are now also opening up the eastern Ruhr area and can supply around 40 cities between Duisburg and Werl.”

The first part of the logistics park, with four halls of 46,700 m², was 80 percent leased to Arvato SCM Solutions. With Flaschenpost, the first construction phase is now fully occupied. Since the first quarter of 2019, the second and larger section has been built with 84,049 m² of space. The 12-metre-high halls will be built in three units with a maximum of 30,000 m² by autumn, 2021. The first unit will be ready for occupancy in January, 2020. In total, the logistics park P3 Kamen will have 130,749 m² of usable space when it is completed.

P3 Kamen is located at Henry-Everling-Straße 3 in Kamen. As part of the eastern Ruhr area, Kamen belongs to the district of Unna. The logistics centre is in the immediate vicinity of the Kamener-Kreuz intersection. The A1 for north-south traffic and the A2 for east-west traffic intersect there. The airports of Dortmund and Düsseldorf are 13 and 40 kilometres away respectively.
