P3 is developing a new logistics park with a total rental space of approximately 89,550 m² in Berlin-Schönefeld. The site is strategically located just 5 km from Berlin Brandenburg Airport (BER) and offers direct access to the A10 and A13 motorways, providing excellent connectivity for both national and international distribution. Its proximity to Berlin also opens access to one of Germany’s largest consumer markets.
The park will consist of four halls with around 79,722 m² logistics space, 3,456 m² office space, and 6,078 m² mezzanine space. Units can be divided into up to eight separate modules, making the development ideal for logistics, e-commerce, and production companies. Construction is scheduled to start in Q4 2025, with completion planned for the end of 2026.
The project is targeting a BREEAM “Excellent” certification and integrates multiple sustainable features, including LED lighting, EV charging stations, and smart metering systems for optimized energy use. With a clear height of 12 m, floor load capacity of 7 t/m², and 80 loading docks, P3 Berlin Airport Park combines cutting-edge technical standards with a strong commitment to environmental responsibility.
