Frankfurt am Main | 28th June 2021 – The long-term owner and developer of logistics properties P3 Logistic Parks will construct a new logistics building of around 39,000 m² in Ebersbach an der Fils, near Stuttgart. The site is expected to be completed in January 2023. E&G Real Estate brokered the property to P3 and is now exclusively marketing the property. In addition, the law firm FPS advised the developer on the purchase.

The new building will not only meet all the requirements of a state-of-the-art logistics property, but also take into account ecological sustainability throughout the entire building life cycle. P3 is planning a hall of around 33,000 m² plus approximately 2,000 m² of office space and around 3,000 m² of mezzanine space, as well as a clear height of 12.5 metres. On the site, 43 gates are planned, including four jumbo gates and four ground-level gates. Conversion to side unloading is possible here. In line with P3's sustainability goals, the property is to receive the BREEAM rating "Very Good", like all new P3 buildings. The planned logistics centre is being built on a brownfield site. Decontamination and construction measures are expected to take about 20 months, so that the facility will probably be ready for operation in January 2023.

Sönke Kewitz, Managing Director of P3 Logistic Parks Germany and board member of the German Brownfield Association, explains: "Currently, the daily consumption of new land in Germany is comparable to the area of Düsseldorf. At the same time, brownfield sites on the scale of Saarland are available unused. This is precisely where not only P3 has been working for years, but also the newly founded German Brownfield Association. The goal is to reduce land consumption to net zero by 2050. However, ambitious sustainability goals must also be followed by action. This is what our P3 Park Ebersbach stands for."

The site is currently the largest plot of land in the Stuttgart area on which a new logistics building is being implemented. Due to its immediate proximity to the airport and motorway, the location is suitable for many companies with a need for logistics, such as trading companies or the automotive or supplier industry.
