P3 Echt as ideal asset for large 3PL and eCommerce providers

Rotterdam | 20th October 2021 P3 Logistic Parks, a leading long-term investor specialized in the management and development of logistics properties in Europe, is on track completing the logistic site in  the Echt-Susteren region by December 2021.

P3 Logistic Parks is about to complete P3 Echt, its latest development project in the Netherlands, located on the business park ‘Midden-Limburg’ in the municipality Echt-Susteren. Thanks to its strategic location in the south of the Netherlands in close proximity to the German and Belgian borders, P3 Echt is well positioned to service both national and international customers. The site’s excellent location and the high occupier demand in the Netherlands make P3 Echt an ideal asset for large 3PL and eCommerce providers. The facility consists of four equally sized units each including a warehouse, mezzanine, and office space. In total, the site comprises of 84,877 sqm warehousing, 12,685 sqm mezzanine and 1,376 sqm office floor. With a focus on providing customers with a high-class occupancy experience in key locations, P3 is currently in talks with multiple parties about the leasing opportunity of P3 Echt. The company has appointed Cushman & Wakefield and Bridgegap as leasing agents.

The logistic site in Echt is P3’s first forward-purchase, which P3 completed in October 2020 from project developer Dokvast Projects B.V. The construction started in Q4 2020. The facility includes a solar panel installation on the roof, 12,2 meters clear height, 82 electronically operated loading docks, and ESFR-certified sprinkler system. At completion, planned in the beginning of December, P3 Logistic Parks aims to receive a BREEAM-NL “Outstanding” certification following sustainability efforts regarding CO2 administration, solar panels, equipped installation techniques, energy-saving lighting, monitoring of water usage, waist management, provisions for the surrounding flora and fauna, etc.

P3 currently owns and manages six logistics sites across the Netherlands, rented out to clients such as Greenyard Fresh, Jumbo, Yamato, Karl Rapp and Cargotech. P3 Echt will be the 7th property in the country.
