P3, a long-term investor and developer of European warehouse properties expands its Warehouse 9 in the P3 Poznań park by almost 6,000 m2. The modern warehouse, office and social space is being built for Clipper Logistics.

Clipper provides logistics services throughout Europe. It has been operating in the P3 Poznań park since 2017. As it dynamically grows and the demand for its services rises, the company systematically increases the space which it occupies in the park. When the new space is ready, Clipper will be one of the largest tenants in the location.

Michał Śniadała, Senior Leasing Manager in the P3 Logistic Parks in Poland: “Our client's decision to acquire more space in the P3 Poznań park is for us not only yet another confirmation of the excellent location of our investment, but also a sign of appreciation of our cooperation so far and of our flexible approach to the tenant’s requirements and expectations, not only at the design and construction stage, but also throughout the duration of the lease.”

Clipper's newest warehouse, just like the company's other facilities in the Poznań park, will be used to serve customers from the e-commerce sector. The warehouse will be fully adapted to the tenant's operations. Its height will be raised to 12 m and the load-bearing capacity of the floor will be 7.5 t/m2. The facility will feature ecological and energy-saving solutions, such as photovoltaic panels on the roof, grey water recovery system, and LED lighting with an automatic DALI control system. In front of the building, there will be charging stations for electric cars. Thanks to the applied solutions, the warehouse will be certified in the BREEAM system at the level of at least Very Good.

Stefan Van Hoof, Chief Executive Officer, Operations Mainland Europe, Clipper Logistics: ”We appreciate P3's approach to conform to our needs as they change in order to match our growing and developing business. We appreciate their openness to hold discussions and jointly search for the best solutions for all concerned parties. All this, coupled with the excellent location of the P3 Poznań park which enables efficient distribution of goods to the West European markets, has quite naturally informed our decision to want to expand our space in this location.”

The P3 Poznań park is one of the largest logistics parks in the western part of Poland. It is located 16 km from downtown Poznań, and close to the S11 express way. Also, the A2 motorway runs nearby, providing a convenient connection eastward to Warsaw and westwards to Berlin. The excellent location of the park attracts customers from e-commerce, manufacturing companies, and those distributing products to West European markets. Once all the facilities in the park are completed, its space will be nearly 400,000 m2.
