P3 Logistic Parks, a long-term investor and developer of European logistics properties, announces that it has acquired a building on a 50,000 m² plot of land located in Seclin, 6 km south of Lille. Ideally located at the gateway to the Lille metropolitan area, this land will house a brand new 23,000 m² class A logistics platform, after the demolition of the existing building, aiming for Breeam Very Good certification. Work will start in the first quarter of 2022.
This acquisition and the obtaining of the building permit and ICPE follow a two-year process, during which numerous investigations and verifications were necessary for the administrative instruction of the file and the reconversion of this site located in a region with a long industrial past.
Reconversion of industrial wasteland
As a signatory of the Afilog charter for the environmental performance of logistics buildings, P3 Logistic Parks is fully committed to an approach that favours the conversion of industrial wasteland rather than the artificialisation of agricultural land.
"It's a doubly virtuous approach, where we act to clean up former industrial sites while preserving arable land," says Christophe Chauvard, Managing Director France at P3. "It's also a time-consuming commitment that requires numerous and sometimes complex procedures. It is necessary to carry out all the technical investigations required to ensure the compatibility of the project with its environment, and the various administrative procedures to close the previous industrial activity. But this development is nonetheless extremely positive and should, in the interest of all, benefit from major simplifications in the years to come.
Having completed the entire process of taking over and converting the site, P3 will now demolish the existing 13,000m² building, which will make way for the future 23,000m² new generation logistics platform.
A greenfield development in a prime location
Located in a prime location that is particularly advantageous for logistics, e-commerce and mass distribution players, the future P3 logistics centre in Seclin will be a high-quality, strategic hub for its future occupant.
"It is very likely that this site will be one of the last projects so close to the centre of Lille," says Nicolas Camus, Project Manager at P3. "With such an exceptional location and services, we know that the future logistics centre will be very attractive and will find takers quickly. We have therefore decided to launch this development in white and to start work at the beginning of next year.
The future P3 logistics platform in Seclin will have direct access to the A1 motorway and will be close to the A21, A22, A23, A25 and A27 motorways. It will also be in the immediate vicinity (15 minutes) of Lille Lesquin airport.
