P3 Logistic Parks, a long-term investor and developer of logistics real estate, has just acquired from FPGL (FAUBOURG PROMOTION and GROUP LIFE) a class A building in Fos-sur-Mer (13) with the support of EOL and Entrepôt XXL France. Located in the "Euro Méditerranée" park, built in 2020, it consists of a 36,718 m² warehouse divided into 6 cells and 896 m² of offices, on a total surface area of 78,483 m². Certified Breeam Good, it has a photovoltaic power plant on the roof and shaded areas installed in the car park, for energy production sold to the EDF network.

"This operation, developed in the heart of a park managed by FAUBOURG PROMOTION and GROUP LIFE, illustrates our ability to offer prime locations for our clients looking for strategic locations to handle their logistics activities," explains Christophe SIMONNET, Managing Director of FAUBOURG PROMOTION.
Before adding "In the heart of the industrial port area of Fos-sur-Mer (13), on a former industrial wasteland, the IDEC GROUP teams (developer, investor, designer-builder and creator of energy solutions) have given a dynamic face to this area by building this operation".
The site is currently fully occupied by ADEO and operated by Geodis.

This platform benefits from exceptional multimodality, both in France and in Europe. Moreover, given its relationship with the ports of other countries around the Mediterranean, Fos-sur-Mer has excellent growth potential.

Fos-sur-Mer is therefore a prime location for P3 Logistic Parks. It is close to the P3 St Martin de Crau (20 min drive) where P3 has just leased an 18,900 sqm platform from a renowned tenant to serve all of France with its products. This platform is close to all the major national and international logistics routes thanks to its access to the A5 motorway linking Fos-sur-Mer to Italy, as well as to towns in the south-east of France such as Aix via the A8, the A9 serving Spain and towns in the south-west of France such as Montpellier, and the A7 serving Lyon.

It already benefits from the presence of major players such as Ikea and Maison du Monde, and the site is perfectly suited to all logistics organisations requiring the use of containers. Not to mention the excellent employment area, linked to the proximity of Aix and Marseille.

Christophe Chauvard, Managing Director France, P3 is delighted with the transaction and said: "This acquisition reflects our growth strategy which we have defined in 2019 and which is materialised by the purchase of this first site. Other acquisition, development or turnkey projects are in advanced discussions at the moment. We are also looking at portfolios of assets for sale in order to accelerate our growth around our historical businesses.
