ID Logistics (IDL) is an international contract logistics service provider catering for the retail, FMCG, industrial, textile, cosmetics and e-commerce sectors. Its headquarters are in Cavaillon, France. IDL operates in 200 locations in 14 countries in Africa, Asia, Europe and Latin America. The company’s Polish subsidiary was established in 2008 and has become one of the most dynamic logistics contractors in the country with a client list that includes Auchan, Norauto, Carrefour, Refresco, Sogefi and Lindt.

 
 

WHY P3?

“We decided to build our new warehouse in the P3 Mszczonów park because it is located close to Warsaw and has direct access to the road network serving major Polish cities in the region. This is important to us because we handle operations covering the whole of northern Poland from the new warehouse. We were also very familiar with the Mszczonów area as we had been managing our logistics operations from a P3 warehouse there for more than three years. The location had been thoroughly tried and tested both in terms of human resources, as well as the opportunities for future development,”

THE IDL STORY

ID Logistics – an international logistics service provider quoted on the French stock exchange – was looking for a new, high-tech facility so that it could consolidate logistics operations for the Auchan retail chain from two separate locations into one. There were no suitable ready-to-use warehouses available, so the only solution was to build a completely new facility.

One of IDL’s essential requirements for the new warehouse was an area capable of storing over 54,000 pallets.

A plot of land, suitable for a c40,000 m2 warehouse, was available at P3 Mszczonów park. However, once the initial simulations were carried out, the planned building was unable to meet IDL’s large pallet space requirements. P3 resolved this problem by building the warehouse with a working height of 12 m, two metres above standard – creating 20% extra storage space.

P3 Mszczonów park is about 50 km south west of Warsaw, in a rapidly expanding logistics area. The park is located on the Warsaw - Katowice E67 Expressway, HGV and truck route No 50, which connects to the A2 motorway (18 km) and the E77 Expressway. These provide direct road links to the cities of central and western Poland such as Katowice, Łódź and Poznań – a market of some 3 million people – as well as to Berlin and the rest of Western Europe. The park is only 40 minutes drive from the Okęcie International Airport.

Public transport connections serve the area and the park provides both rail and non-rail facilities, all built to modern standards.

One of the largest logistics hubs in Poland, the 46,230 m² Build-to-Suit facility comprises:

  • 44,000 m2 of warehouse space
  • 2,443 m2 of office space
  • 1,300 m2 outdoor pallet shelter

It has its own road network and a 62-dock layout. There is parking for over 80 HGVs. The building has a working height of 12 m, 2m above standard.

SOLUTION

“With limited land available for the new facility and IDL’s requirement for significant pallet storage, we suggested that the new warehouse should be two metres higher than the standard. As a result, we were able to provide the additional area needed. Increasing the height to 12 metres created an additional 20% of storage space compared to a 10 metre high building,” said Piotr Bzowski, Leasing & Development Director at P3.

IDL’s new warehouse was also designed and developed in line with the principles of sustainable construction in order to provide energy efficiency and lower operating costs. The façade is made of special sandwich panels to increase insulation, while inside the warehouse has been fitted with the latest LED lighting products on trunking rails enabling rapid and low-cost modifications. Another energy-saving solution that has been employed is the solar systems supporting utility water heating along with infrared sensor activated taps fitted with aerators.

Construction of the warehouse started in December 2014 and it was handed over for use in July 2015, almost a month ahead of schedule.
