P3 plans to develop a new logistics park providing almost 130 000 m2 of space in four buildings, including a 90,000 m2 extra large shed that will be almost half a kilometre long. The company is already in advanced negotiations with several businesses interested in taking space at P3 Lovosice park, so construction of the first buildings on a Build-to-Suit basis could start before the end of the year.

Located close to the recently completed D8 highway and with both a rail freight interchange on the Budapest – Vienna – Berlin route and an Elbe river port nearby, P3 Lovosice park will offer multi-modal logistics opportunities close to the borders between the Czech Republic, Germany and Poland.

The project will bring more than 1,000 jobs to an area of high unemployment.

“The completion of the D8 highway has opened up the Ústecký area of Bohemia” said P3’s Head of Development for the Czech Republic Jakub Pelikán. “We chose Lovosice because of its key strategic position with both excellent multi-modal transport connections and the availability of staff, an increasingly important factor in logistics operators’ decision making.

“With the opening of the new D8 highway, P3 Lovosice park is at a new epicentre of Central European logistics, from which automotive parts and fast-moving consumer goods will flow between the Czech Republic, Germany and Poland. Lovosice is just a 30-minute drive from Prague and is also within an hour of Dresden and two hours from Leipzig and the heart of one of Germany’s key automotive sector regions.”

P3 Lovosice park is adjacent to the Lovochemie plant, the largest fertiliser production company in the Czech Republic, and the area is already well served by public transport with a regular bus route and a railway station nearby. Lovosice city centre is reachable by bike or on foot.

P3 will seek to enhance the surroundings of the park by redistributing the soil removed from construction to create an embankment facing the village of Lukavec, which will then be planted with trees. P3 will also construct a dry polder, which will help to protect against flooding.
