P3 has a total of 330 customers operating from space on its parks. "We always seek to develop long-term partnerships with the occupiers in our warehouses, which has many financial benefits for our customers. They also value our flexibility, which means that we can modify existing warehouses to meet a customer’s current needs or build a new one for them if that is more appropriate” explained P3's CEO Ian Worboys. As a result, customers are content to stay and grow on a P3 park, as evidenced by the fact that 75% have renewed their leases and 87% of P3's new Build-to-Suit projects are being developed for existing clients.

"Approximately 28% of our clients are retailers and/or e-commerce merchants, but our occupier portfolio continues to include traditional logistics companies and manufacturing firms. Because we build flexible warehouses, our parks provide space suitable for storage facilities, assembly shops, showrooms and e-shop distribution outlets," said Worboys, describing the customer structure on P3 parks.

Spanish acquisition grew the P3 portfolio by over 300,000 m2
P3's largest acquisition so far this year (2017) was in Spain. Worth approximately €245 million, the deal consisted of the purchase of 11 logistics and distribution warehouses – located in Madrid, Zaragoza, Toledo, Guadalajara, Valencia and Biscay in the north of Spain - from Gore Spain Holdings SOCIMI I, S.A.U. The acquisition increased the P3 portfolio by an additional 322,500 m².

P3 warehouses offer adaptable space
Clients seek out P3’s logistics parks because of their strategic location.

P3 Žilina park, for example, is an ideal for logistics operations relating to the automotive and mechanical engineering industries, thanks to its proximity to an industrial zone occupied by the carmakers Kia, Hyundai and Volvo Trucks. Similarly, the iconic fashion brand Moncler has chosen P3 Castel San Giovanni park because it is close to the world's fashion capital Milan.

At P3 Poznaň park in Poland, P3 customer Zaparoh continues the local furniture-making tradition, manufacturing 100 armchairs and sofas every day for sale online via sofa.com. Customers who purchase from the company's e-shop benefit from rock-bottom prices and they are shipped directly from the P3 facility.

And, P3 Rivesaltes park, located on the way to the beaches of southern France, features a warehouse used to store camping equipment and caravan accessories.

P3 responds flexibly as the business operations of its customers continue to change. For example, a 65,000 m2 warehouse at P3 Bedburg park in Germany is currently being demolished and will be subsequently rebuilt using new materials and new technologies – all while customer NEX Logistics, which uses the facility to distribute EPSON printers, continues to operate.

P3 adapts its warehouses to meet the needs of companies from various sectors. P3 Waddinxveen park in The Netherlands, for example, has a cooled warehouse with a capacity for 6,000 pallets, which allows the Univeg Corporation to keep its stock of flowers and fruits fresh. Elsewhere, a warehouse at the P3 Prague Horní Počernice park has been converted into a pet paradise where Pet Center runs the largest pet shop in The Czech Republic including a dog hotel, veterinary centre and training facility.

Technology-packed warehouse with green certification
The newest warehouse at P3 Prague D8 has been awarded a "Very Good" BREEAM environmental certificate. Its “green” features include a modern heating and ventilation system, improved thermal insulation, intelligent LED lighting and thermally insulated bridges. There are also a host of other measures introduced to significantly improve the working environment inside the facility. P3 maintains a long-term partnership with the occupier of this building, VF Corporation, producer of lifestyle and leisure apparel including Wrangler, The North Face and Vans brands. In fact, every Vans sneaker sold in Europe passes through P3 Prague D8 park.

Thanks to its parks strategic locations near major transport nodes, major highways and key European cities, P3 facilitates the fast, efficient, and environment-friendly distribution of goods throughout the continent.
