As a result of the completion of this building, together with its recent purchase of 11 new properties in Spain, P3’s pan-European portfolio now has increased in size to a total of 182 high-quality warehouses totaling 3.9 million m2 on 73 parks across nine countries. And, there is more than 500,000 m2 in its development pipeline.

Clipper, which provides logistics services across Europe, is to use its new warehouse to run logistics processes for Westwing, an online retailer of interior furnishings, furniture, home accessories and decorative items.

Stefan van Hoof, Managing Director Clipper Logistics Germany, said: “We were able to work closely with P3 throughout the negotiations and the build. We have valued P3’s openness and flexibility to meet the needs of its customers. The company was able to work to our timescales, which will see the new building delivered to a relatively tight deadline”.

“It was crucial for us to obtain maximum flexibility in the building so that it can be used for both our current and future clients. To do this, P3 provided an above-average number of docks. Another factor that heavily influenced our choice of P3 Poznan was its location, with easy access for product distribution to both in Poland and Germany - the two countries that will be served from this warehouse.”

The Clipper warehouse will have 17 docks - seven more than in a standard facility of this size. Ecologically sound design and energy saving solutions, such as LED lighting and innovative thermo-insulated wall panels, are also being incorporated. The building was handed over in April 2017.

Piotr Bzowski, Leasing & Development Director for P3 in Poland, commented: “As the first Clipper warehouse in Poland, this was a particularly important project for both Clipper and P3. We always endeavour to respond to the needs of our clients, which ensures that there is a high level of occupier interest in the warehouse space that we build. This was certainly the case with Clipper and meeting this customer’s short timescale was undoubtedly a challenge, but one we were happy to rise to.”

P3 Poznan park is located to the south of the city of Poznan, within the rapidly developing Gądki logistics area. The facility is close to the S11 two-lane expressway, which joins the A1 motorway and connects to Warsaw in the east and Berlin in the west. A public transport service operates in the Gądki area.

The deal was brokered by BNP Paribas Real Estate.
