P3 Prague D11 park is located near Highway D11, eight kilometres from the Černý Most shopping district. It is suitable for both distribution and light manufacturing. "The strategic location of this park, on the outskirts of Prague with good transport links to the north east of the Czech Republic and southern Poland, is already proving very attractive to customers," said Tomáš Míček, P3 Country Head for the Czech Republic.

The first warehouse at P3 Prague D11 was developed in the first half of 2016 on the Build-to-Suit basis for Exiteria, which runs e-shops with furniture. It occupies 10,000 m² of the 20,000 m2 building. The rest of the warehouse P3 leased to Penny Market.

The other warehouse was completed at the beginning of this year (2017). It is occupied by three businesses. The largest is FM Logistic, a logistics services company that uses 17,000 m² to store goods for the Nestlé Corporation. The warehouse features an air-conditioned area where the temperature is maintained at a constant 16 °C for this storage. Summer cooling and winter heating costs are reduced thanks to extra-thick façade panels and insulated bridges. LED lighting has been installed throughout the building. It also has a roof clearance of 12 m, above the industry standard, allowing increased storage capacity.

Stanislav Martínek, Director of Supply Chain for Nestlé, says: "Reducing environmental impact is a key priority for Nestlé. This new storage facility not only saves energy, but thanks to its strategic location will help to reduce the carbon emissions resulting from transporting products to customers."

Štěpán Ladányi, commercial director of FM Logistic, adds: "We work closely with our partners to provide our clients with logistics solutions that are in line with their operational needs and eco-friendly policies. Environmental responsibility is one of the key pillars of our long-term strategy."

The warehouse also includes 5,000 m² occupied by the LIDL retail chain and 4,700 m² used by Ekol Logistics, a Turkish company that entered the Czech market in April 2016 and has its registered office at P3 Prague D11. An additional 13,000 m² is available for lease.

P3 Prague D11 is part of P3’s strategic ring of parks around the Czech capital. It is close to P3 Prague Horní Počernice, which is unique among logistics parks in the Czech Republic for its retail-oriented nature and location on the outskirts of Prague. The two parks provide customers with excellent synergies for storage and retail operations.
