The 92,000 m² P3 Savigny-sur-Clairis park in Burgundy achieved 100% occupancy during December 2016, a clear demonstration of the high level of demand for warehouse space in the park, which is located to the South of the Ile-de-France in the rapidly developing “Paris Sud Eurologistic” area around Savigny. In 2017, P3 plans to be able to accommodate new customers needing between 5,000 m² and 20,000 m² of space.

Close to France’s preeminent economic region with easy access to national and international destinations, “the location of Savigny-sur-Clairis is exceptional”, said Olivier Benois, Asset Manager for the pan-European logistics investor-development company in France. The park consists of two divisible warehouses comprising 32,000 and 60,000 m² respectively.

The park is located close to the intersection of the North-South/East-West motorways (A6 and A19), about 20 kilometres from the inland port of Gron, which connects them by water to the import-export facilities and simplified customs procedures at Le Havre, Rouen and Gennevilliers.

The Eurologistic zone has attracted a number of new companies to sites neighbouring the P3 Park.

Soprema, a market leader in waterproofing and insulation, chose this strategic geographical location for a new production and logistics unit at the beginning of 2016. When they had a requirement for additional space, P3 was able to accommodate them as customer at P3 Savigny-sur-Clairis park.

“2016 also saw the arrival of another big brand in the Eurologistic zone: Carrefour and its logistics service provider. Their newly built 60,000 m² warehouse reinforces the position of Savigny-sur-Clairis as an important logistics hub”, said Benois.

The P3 park relies on the skilled labour force that live in the dynamic regional conurbation with around 200,000 inhabitants, comprising the municipalities of Sens, Joigny, Montargis and Nemours in the close vicinity of Savigny-sur-Clairis. With excellent security features, it also benefits from services available to companies within the Eurologistic zone including catering, truck parking, petrol station and, shortly, fibre-optic broadband.

“At the southern gates of France’s capital region, where premium space is becoming scarcer, Savigny-sur-Clairis is a competitive alternative, exempt from taxes applied to logistics buildings in the Ile-de-France region. Low tax rates and service charges represent an annual saving of 15% - 25% on rents compared to operating within the Ile-de-France” Benois said.

Versatile space available to lease

The park is currently home to a range of well-known companies including Tempo One, Intermarché, Geodis, Dachser, Soprema, Transports Parmentier and Fashion Partner. With some of the existing customers planning to optimise their space requirements, P3 will soon be able to make between 5,000 and 20,000 m² of warehouse accommodation available to lease.

This unique commercial approach was illustrated with Soprema by the development of a bespoke device adapted for lateral unloading, with Fashion Partner and Tempo One by arranging adapted office ancillary space and for Intermarché with flexible occupancy that can vary according to the company’s activities. As a result, P3 Savigny-sur-Clairis park can be said to meet all expectations,” Benois concluded.
