P3 park Žilina est situé au croisement de l’autoroute D1 (Bratislava - Žilina - Poprad – Košice) et de la future autoroute D3 reliant la Slovaquie à la Pologne. Le parc se trouve à 50 m de la route E50, qui relie Žilina et Martin. Une ligne de bus relie le parc à Žilina et Martin. La construction a débuté en juin 2012. Le parc se compose à l’heure actuelle de trois bâtiments de 28 108 m². Il est prévu de construire des entrepôts de classe A, destinés aux industries automobiles et mécaniques, nombreuses dans la région de Zilina. Les plus grandes sociétés de production industrielle présentes à proximité du parc sont: Kia Motors, Hysco, Mobis, Hyundai, Dong-Hee, Franke, Volvo Trucks et autres.

Slovakia's GDP comes mainly from the services sector and the industrial sector also plays an important role within its economy, mainly in vehicle manufacturing and electrical engineering. The D1 motorway spans the country from west to east, and the R3 expressway crosses it from north to south. Slovakia is a landlocked country which shares borders with Austria, Czechia, Hungary and Poland in the EU, and shares an eastern border with Ukraine.
After a demanding renovation, the 44-hectare brownfield is ready for the construction of a modern and commercial industrial park, which will bring life back to the abandoned locality and become part of the city. Thanks to the design of the award-winning architect David Kotek (Projektstudio), the industrial zone will naturally connect to the nearby centre and to the unique appearance of the Agglomeration, which was imprinted on it by the architect Josef Pleskot.
