Even before laying the last cubic metre of concrete for the floor of the shell of the new warehouse in June 2018, P3 Logistic Parks had great plans for the Lovosice complex. Thanks to an excellent connection to exits 45 and 48 on the D8 motorway, the close proximity of a container terminal on a railway line connecting Budapest, Vienna and Berlin, and a two-kilometre distance from a river port on the Labe, demand is high for premises in the park; long-term P3 customer FM Logistic ordered 30,000 m2 of custom-built space even before construction began. Once enlarged, the warehouse will offer units with sizes starting at 5,000 m2.

According to Tomáš Míček, P3's Managing Director for the Czech Republic, all companies, regardless of business sector, are facing similar challenges in regards to industrial development. "It doesn't matter whether a client intends to use facilities in the park only for storage and distribution, or for manufacturing as well. Everyone wants to have enough qualified employees and the best possible connections to transport infrastructure. The P3 Lovosice park meets all of these requirements with a perfect score."

The park's strategic position is one of the main reasons why P3 Logistic Parks is certain that the warehouse will soon be fully leased out. "A distance of 45 kilometres to Prague, 85 kilometres to Dresden and 190 kilometres to Leipzig – on a new motorway – is an uncontested advantage that will be appreciated by both logistics companies and manufacturers catering to the German automotive industry," added Míček.

In planning the park, which will provide several hundred jobs, P3 pays close attention to the comfort of both employees and people from the local community. In addition to the fact that P3 Lovosice is easily accessible by public transport thanks to its location on three routes, there will be ample parking space for workers who travel to work by car. Local residents can easily reach the park on foot or by bicycle. Lighting in both existing and new buildings will be provided by environmentally-friendly, cost-saving LED lights. To improve thermal insulation and energy efficiency, the warehouse will feature a reinforced façade and insulated loading bays. The park will be incorporated into a natural habitat with trees and bushes, which will provide an optical and acoustic barrier separating the industrial zone from the municipality of Lukavec.

The park is located directly next to another property in the P3 portfolio, the P3 Lovosice Cargo park, which is used under a long-term lease by a single customer conducting business in the rail transport sector. Once the park is completed, P3 will manage more than 168,000 m2 of industrial space in Lovosice.
