FM Logistic will be the first occupier at P3 Lovosice. The French company will use its 30,000 m2 warehouse, which is being developed on a Build-to-Suit basis, to provide logistics and other related services to an international chain of DIY & home improvement stores.

Further phases will increase the size of the warehouse to a total of 90,000 m2 - a "Big Box" that will be the largest building on the expanding warehouse park. FM Logistic plans to use the majority of the space for a multi-customer platform aimed at e-commerce distribution to the Czech and German markets.

"FM Logistic has made an excellent choice in selecting P3 Lovosice from our portfolio of logistics parks for the expansion of its business. The park offers excellent connections to Highway D8 via Exits 45 and 48, and it is close to the international rail freight hub on the Budapest – Vienna – Berlin line. The infrastructure is complemented by proximity to a port on the river Elbe. In addition to the FM Logistic space, the park has land for up to 95,000 m² of further development. Considering the character of the area, the space is mainly suitable for light manufacturing and storage," explained Tomáš Míček, P3's Managing Director for the Czech Republic.

P3 Lovosice park is well served by public transport, being located on three bus routes.

In line with its commitment to green solutions, P3 plans to provide an optical and acoustic barrier to separate the park from the nearby village of Lukavec, with an embankment planted with trees and bushes to create a natural habitat.

Additional sustainable features include rainwater management. "Most rainwater is absorbed on our property thanks to contour furrows built alongside roads and walkways, among other measures. This means that rainwater seeps into an underground gravel layer where it is retained and gradually absorbed into the soil," revealed Tomáš Kubín, P3's Head of Construction in Central and Eastern Europe.

Lighting in the complex will be provided by environment-friendly LED lights, and energy efficiency will be improved by a reinforced façade and insulated loading docks.

"P3 Lovosice park was a clear choice for the expansion of our business. We have excellent experience working with P3's team, as our company leases as much as 86,000 m² of space in P3's parks in various parts of Europe. Another advantage of P3 Lovosice is the availability of staff in the locality, which is a highly important factor today in light of extremely low levels of unemployment in most parts of the Czech Republic. We estimate that in the future, hundreds of jobs will be created here," said Štěpán Ladányi, FM Logistic's Commercial Director CZ SK HU, commenting on his company's partnership with P3.

P3 plans to complete the warehouse and deliver it to FML in the Autumn this year.
