Construction of the first warehouse at P3 Prague D11 park is already well underway and is scheduled to be handed over to the customer, Exiteria a.s., later this month (June 2016).

P3 purchased the P3 Prague D11 site in Spring 2014 as part of a strategic plan to expand its portfolio of parks located around the Czech capital, which continues to be the most sought after location in the country, and satisfy increasing demand from customers for a synergistic network of P3 facilities.

"Our parks around Prague, such as P3 Prague Horní Počernice, all have a very high occupancy rate. Similarly, P3 Prague D8 and P3 Prague D1 parks are doing very well – occupancy levels are consistently very high and, at present, there are no vacancies. Demand is increasing and we believe that this trend will continue, so we decided to purchase additional land near Highway D11," said Tomáš Míček, Country Head for P3 in the Czech Republic.

"Thanks to the expansion, we are now able to offer our customers - which are mainly logistics and light manufacturing companies - even more options to lease new facilities on the Built-to-Suit basis” he added. “Ranging in size from 3,000 m² to 40,000 m², facilities in this location would be suitable as strategic central hubs for the Czech Republic or the whole of Europe. And, as the necessary permits have already been issued, we are able to deliver new warehouses within six months of a contract being signed. This allows us to meet the current needs of our customers as they expand."

The first building at P3 Prague D11 comprises 21,047 m².  It is being built in part for Exiteria, which will occupy 10,787 m². The remainder of the warehouse, just over 10,000 m², is available for lease.

The new Exiteria space is being constructed based on the customer’s requirements, including loading equipment designed to accommodate the specific type of delivery vehicles in the company's fleet. The warehouse has a 12.2 m height clearance, higher than average, which increases its storage capacity by 20%. This unique feature has been well received by customers and is now being incorporated into the design of other P3 warehouses.

P3 Prague D11 is located close to the centre of the Czech capital, only 8 km from the Centrum Černý Most shopping area. The park features excellent transport connections as it is close to Highways D11 and D10, the main routes that connect Prague with the eastern part of the Czech Republic and South West Poland. There is a railway station just 300 m from the park, making it one of the parks that are connected to the rail network.  It will also be served by a public bus route in the future.
