This will be P3’s first “next generation” development in western Europe, designed and constructed to the highest environmental standards to ensure energy and operational cost savings. The new building will take P3’s German portfolio – which also includes eight standing warehouse assets - to 307,791 m². The facility will become Peugeot Citroen’s central hub for handling spare parts distribution across Germany and into other EU countries.
The project will be called P3 Niedersachsenpark and will increase the total size of P3’s pan-European portfolio to over 3 million m² for the first time.
A 4 ha site on the park has been identified for the building, which will provide 17,000 m² of warehousing plus 1,053 m² office space and a 2,098 m² mezzanine area, allowing room for future expansion. The building is due for completion in April 2016.
P3’s new MD for Germany Jürgen Diehl said: “This building marks our commitment to Germany and western Europe, where we intend to continue to grow our existing portfolio through further development, providing our customers with BTS solutions tailored for their specific needs. We have worked closely with Peugeot Citroen to develop premises perfect for its operation that not only meets the company’s needs today but which also could easily be adapted to changing demands in the future. The park’s excellent strategic location will also be invaluable for their cross-border business. “
Working with Peugeot Citroen, specialist owner, developer and manager of logistics properties across Europe, P3 will introduce a series of energy saving and environmentally sustainable features into the building including leimholz laminated wood structural roof trusses, energy efficient cladding, intelligent lighting, water efficient toilets and hand washing systems solar powered water heating, there will also be electric vehicle charging points. The distribution centre will have eight dock levellers 10 Sprinter van doors and a clear height of 10 m, plus parking for 60 cars.
Niedersachsenpark is located in the north west of Lower Saxony, just off the A1 with its own motorway exit Neuenkirchen-Vörden and with immediate access to the A30 (25 km; Junction Osnabrueck / Lotte). Its excellent location provides easy access to north west Germany, the Ruhr and as well as routes to neighbouring Netherlands and Denmark. Over 52 companies are based in the park including Adidas, Grimme Landmaschinefabrik and Adolf Würth GmbH & Co.
